Job Description:

Job Type: Full-time. In person
Location: Tri-state area (Primarily NYC)

We are seeking a high-caliber HVAC Project Manager to oversee commercial projects from inception to completion. In this role, you will be the critical link bridging our experienced field crews, design engineers, architects, and general contractors. The ideal candidate pairs deep technical HVAC knowledge with rigorous financial oversight and sharp communication skills 

Key Responsibilities:

• Project Liaison: Lead project kick-off meetings and serve as the primary point of contact between GCs, Architects, Engineers, and subcontractors to resolve technical matters during negotiation and contract execution.
• Financial & Change Order Control: Monitor labor, material, and subcontractor costs against budgets. Proactively identify project deviations to draft, negotiate, and execute profitable change orders.
• Logistics & Scheduling: Manage fast-paced construction schedules by tracking submittals, shop drawings, and permits. Coordinate long-lead equipment deliveries, crane rentals, and rigging logistics.
• Value Engineering: Review MEP documents to establish exact scope while identifying value engineering opportunities to optimize project margins.
• Field Supervision: Supervise, coordinate, and support the activities of assigned field personnel and subcontractors on-site to ensure strict code compliance and quality control.
• Safety Enforcement: Ensure all job sites, field crews, and subcontractors comply with OSHA regulations, NYC Department of Buildings (DOB) safety mandates, and company safety policies.

Job Requirements:

• Work Experience : 10+ years
• Technical Knowledge: Deep understanding of commercial HVAC systems
• Core Competencies: Elite organizational, analytical, and written/oral communication skills. Proven ability to display initiative, manage project scope creep, and maintain a sharp eye for technical details.
• Experience with Buildops software is a plus 

Safety & Compliance:

• OSHA Certification : Valid OSHA 30-Hour Construction certification required.
• SST Certification: Active 40-Hour NYC DOB Site Safety Training (SST) Card required for NYC job site access.
• Licensing : Valid driver's license with a clean driving history for company vehicle operation.
