Maintenance Technician Campus Services Campus Services is seeking qualified individuals for the position of Maintenance Technician. This role performs skilled maintenance, repair, adjustment, and construction work across various trades to ensure campus facilities are properly maintained and meet College standards in a 24/7/365 campus environment. The Maintenance Technician trains and supports less-experienced employees in facilities maintenance trades, assists with planning and scheduling work, identifies staff training needs, and contributes to project management efforts. Responsibilities may include work in a variety of trades, including carpentry, painting, plumbing, electrical, mechanical systems, Building Automation Systems (BAS), fire and life safety systems, and key/security systems. Valid Driver's License Requirement:
This position requires a valid driver's license and an acceptable driving record. The successful candidate must be eligible to operate university-owned vehicles in accordance with institutional policies and insurance requirements. A Motor Vehicle Record (MVR) check will be conducted prior to employment and may be repeated periodically. This role may involves on-call hours, shift work, emergency response, and snow crew duties as the University campus is a 24/7/365 operation. and requires the ability to move quickly and safely across campus grounds. - Inspect buildings, electrical systems, grounds, and equipment to ensure safe, well-maintained conditions, identify hazards, defects, and the need for repair.
- Complete maintenance work orders as assigned and in a timely manner.
- Maintain inventory of tools, supplies, and equipment; recommend tools, supplies, and equipment for purchase.
- Operate a variety of machinery, equipment and tools including saws, router, drills, sanders, planers, drill presses and various hand tools.
- Performs preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance.
- Assists in planning and scheduling preventative maintenance work and recommends approaches to preventative maintenance programs.
- Basic ability to read, interpret and work from blueprints, drawings, or oral instruction on a variety of structures related to maintenance and construction.
- Assist with moving, loading/unloading, event setup, and storing supplies and equipment.
- Wear proper protective equipment while performing job duties (i.e., goggles, hearing protection, helmet, back brace, knee pads).
- Respond to 24-hour emergency calls
- Adjustment of hours and/or weekend work may be required and/or occasional overtime.
- Responds to college emergencies and closures including adverse weather to ensure that all facilities are protected and remain operational. Assists with tasks required in preparing to open campuses after a closure, systems and equipment checks and start-up operations as assigned.
- Communicate effectively in a professional, tactful and courteous manner with students, employees, faculty, and the general public.
- Identifies repair and maintenance projects requiring the assistance of contractors or vendors; participates in estimates and evaluations of project costs; monitors work of vendors or contractors; assists in the review of new construction or remodel plans to assure compliance with facility maintenance standards.
- Ensure that all activities are conducted within the established College policies, FERPA guidelines and other applicable laws pertaining to employment and education.
- Perform assigned responsibilities, duties, and tasks according to established practices, procedures, techniques, and standards in a safe manner and with minimal supervision.
- Trains less-skilled staff in facilities maintenance trades; assists in determining training needs for work group.
- Performs electronic recordkeeping related to preventative maintenance and repair to make the most efficient and effective use of computerized maintenance management and service request systems; tracks and closes assigned work orders; may monitor work orders assigned to others and assist them in managing work orders.
- Maintains a broad working knowledge of materials, systems and code requirements related to maintenance of university facilities.
- Operates a university vehicle and is responsible for its safe operation and reporting any observed maintenance needs.
- Identify and perform basic service and repair on sinks, toilets, showers and other plumbing fixtures in residence halls, commercial kitchen, and classroom/office buildings.
- Open clogged lines and clean P-Traps and drains.
- Identify and perform basic service and repair on electrical fixtures in residence halls, commercial kitchen, and classroom/office buildings.
- Perform minor troubleshooting and repairs; replace light bulbs, ballasts and fuses.
- Install or replace light fixtures, switches, outlets.
- Maintain and conduct preventative maintenance and troubleshooting on HVAC systems; cleans and inspects all equipment, completes filter changes, cleans coils, cleans condensate lines, and maintains condensate pumps.
- Accesses and makes all levels of adjustments to computerized Building Automation Systems, and troubleshoots control system problems.
- Perform periodic maintenance of vehicles.
- Maintain a fleet of vehicles and equipment to handle winter weather snow and ice removal to get roads, parking lots and pedestrian walkways clear and safe in a timely manner.
- Performs maintenance on grounds care vehicles and special or general use tools, including but not limited to tractors, mowers, Gators, golf carts, trailers, spreaders and sprayers. Organizes and maintains inventory of required consumables for such maintenance.
- Performs service and preventative maintenance on small motorized equipment engines and on automotive vehicles; troubleshoots equipment problems and identifies when appropriate for external service provider to make repairs or perform warranty work.
- Ensures that grounds maintenance equipment is operational by performing routine and preventative maintenance and cleaning of tools, equipment and machines within reasonable capabilities.
- Serve on work crew to handle winter weather snow and ice removal, adjusting work hours as necessary to get roads, parking lots and pedestrian walkways clear and safe in a timely manner during and after winter events.
- Assists with tasks required in preparing to reopen University business after a weather event, performing systems and equipment checks and start-up operations as assigned.

- Works with the Director of Campus Services in creating annual budget setting priorities and projects.
- Manages the annual budget of a designated sub-category within Campus Services.
- Identifies ways to capture cost savings through sustainability initiatives.
- Overseas student workers to aid in the work of Campus Services, the number of which is determined annually by budget projections.
- Recruits student workers to fill positions.
- Trains students in the operation of tools and equipment, with an emphasis on safety.
- This position plans work, trains students, assigns tasks, provides priorities and is available to answer questions or troubleshoot problems on a daily basis.

- Manual dexterity and strength to operate hand and power tools both electric and gasoline-powered, machinery, and equipment safely and effectively.
- Visual and auditory acuity to inspect facilities, identify maintenance issues, and respond to alarms or signals.
- Requires the ability to manually operate valves, handles, and controls and to handle small parts with dexterity.
- Must have sufficient vision, hearing, and speech to perform work safely and communicate effectively.
- Exposure to various weather conditions including heat, cold, rain, snow, and ice while working indoors and outdoors as well as various dusty, noisy, or wet environments.
- Ability to work at heights using ladders, scaffolding, lifts, and on roofs as needed.
- Flexibility to enter and work in confined spaces, mechanical rooms, and other restricted-access areas.
- Occasional use of personal protective equipment (PPE) such as gloves, safety glasses, respirators, and hearing protection.
- Physical endurance to perform repetitive tasks and remain active throughout the workday.
