The Opportunity
Mountain Housing Opportunities (MHO) has delivered affordable housing solutions for income-limited homeowners and renters in and around Buncombe County since 1988. In 2025, MHO's Board of Directors adopted a 4-year Strategic Plan that sets ambitious goals to expand affordable rental and homeownership opportunities, strengthen our home repair and down payment assistance programs, advance service-enriched housing, and deepen our impact in the communities we serve. As Western North Carolina continues long-term recovery from Tropical Storm Helene, MHO's work, effective and transparent stewardship of our operations has never been more vital. To support this next phase of growth, MHO is seeking a skilled Asset Management Analyst to safeguard the long-term financial and physical health of its affordable housing portfolio—monitoring property performance, ensuring regulatory compliance, and delivering the analysis that drives sound, mission-aligned decisions. The ideal candidate will be a mission-aligned, detail-oriented analytical thinker with a background in affordable housing, finance, or property management, strong collaboration skills, and the self-motivation to manage multiple priorities independently in a fast-paced environment.
Position Overview
The Affordable Housing Asset Management Analyst will be responsible for monitoring, reporting and helping achieve strategic property performance goals through analysis and positive communication. The goals are focused on mission impact, financial and physical sustainability, and maintaining positive relationships with property funders, regulatory agencies and third party property management. The Affordable Housing Asset Management Analyst reports to the Director of Asset Management.
Primary Responsibilities:
Specific performance accountabilities include, but are not limited to the following:
- Oversee a portfolio of residential and commercial assets, ensuring the highest performance of each asset against strategic goals.
- Maintain in-depth knowledge of and compliance with HUD, USDA-RD, Low Income Housing Tax Credit (LIHTC) and state Housing Finance Agency regulatory policies and procedures.
- Ensure long-term sustainability of new developments, acquisitions, and rehabilitation projects through informed contributions to project planning.
- Prepare (or assist in the preparation of) monthly, quarterly, annual and special/periodic Board, senior management, investor, lender and regulatory agency reporting as assigned.
- Ensure positive financial plans through review, analysis and approval of annual operating budgets in coordination with the Financial Asset Manager.
- Develop and implement multiyear capital improvement plans in cooperation with third-party management agent.
- Conduct periodic market research to maintain an understanding of rent markets in each location.
- Identify and positively resolve problems related to watch list properties.
- Monitor ongoing physical property conditions and performance against established benchmarks, operating trends, market forces and initial projections.
- Manage capital needs assessments, including understanding the physical conditions of properties, forecasting capital plans and budgets, and monitoring reserve levels.
- Provide assistance to the Asset Management team for special projects as requested.
- Provide assistance and support to the Resident Services program as requested.
- Other duties as necessary
Required Qualifications
- Strong affinity for MHO's mission, service population, and organizational values.
- Working knowledge of housing programs and at least three (3) years of finance, accounting, development or property management experience for a nonprofit organization or equivalent experience; knowledge of finance, accounting, property management and real estate development preferred.
- Ability to demonstrate compassionate service with diverse individuals from all walks of life, including but not limited to, race, income, age and ability.
- Strong interpersonal skills required to relate to renters, partners, and colleagues. Ability to work well in collaborative environment.
- Demonstrated ability to think tactically with an understanding of strategic housing development.
- Must be self-motivated, results oriented and able to set priorities while working on numerous projects simultaneously.
- Excellent interpersonal, organizational, communication (both verbal and written), analytical and negotiating skills.
- High energy, positive can-do attitude, curious, flexible, team-oriented, with strong attention to detail and a good sense of humor.
- Willing to become a Certified Asset Manager within two years.
- Proficient with computer skills and knowledge of Microsoft Excel.
- In compliance with federal law, verification of identity and eligibility to work in the United States will be required upon hire.

Working Conditions
Cognitive: Must be able to accurately read and interpret written information, communicate effectively in English by phone, email, and in person, and understand concepts behind specific ideas. Must be able to manage and recall multiple tasks or assignments over several days, attend to tasks for periods longer than 60 minutes, and maintain concentration on detailed work in an office setting with moderate interruptions.
Physical: Must be able to work on a computer for extended periods. Occasional physical activities may include pushing, pulling, or carrying objects under 20 pounds; sitting, standing, bending, kneeling, walking, and climbing stairs. May occasionally need to enter or exit buildings under construction without normal ingress/egress. Must be able to travel offsite as needed to MHO properties, client locations, events, or regional /statewide meetings and training. Environmental: Work is primarily performed in an office environment with low to moderate noise (computers, printers, conversations). Occasional visits to construction sites may involve brief exposure to higher noise levels, uneven terrain, and other typical construction-related conditions.
Time-Oriented: Must be able to work 37.5 hours during the regular Monday-Friday workweek, with occasional evening or weekend hours as needed.
