Regional Manager (Affordable Exp. Required)

Position Summary EPM's Regional Managers are essential to the portfolio’s overall success, leading site operations while ensuring resident satisfaction. The Regional Manager will oversee Community Directors, manage vendor relations, ensure optimal property performance, provide financial reporting, and oversee leasing and financial goals for the portfolio. Knowledge, Skills, and Abilities Exceptional verbal and written communication skills to liaise effectively with team leaders, corporate leadership, owners, and residents. Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently. A passion for chasing excellence and providing exemplary customer service. Meet targeted revenue goals by exceeding occupancy budgets, improving resident retention, and monitoring the property portfolio financial performance. Effectively manage staff, operations, and financial performance of your Region. Be the primary leader of EPM to local residents, vendors, and employees. Proactive attention to detail, searching constantly for ways to improve each property. Be an effective listener who offers helpful solutions. Possess great energy, enjoy challenges, and constantly set and reach new goals. Essential Job Functions Ensure your team works to execute the strategy of the owner(s). Have a clear understanding of complex financial statements and budget statements. Ensure your staff is proficient in understanding complex financial statements and budgets. Track progress and report on results to leadership and owners on a regular basis. Positively represent EPM with owners, vendors, and the community at large. Constantly learn and search for ways to improve your team’s performance. Operate computers and other technological devices to access email, internet websites for business marketing and company utilized software. Prepare, locate, and compile information and documents. Drive a motor vehicle and frequently travel between properties in your portfolio. Purchase items for business needs, prepare expense reporting. Respond to issues outside of normal work schedule when required. Follow and enforce all company policies and procedures, providing mentorship and guidance to leaders on your team. Specific Education or Experience Minimum of 5 to 10 years multifamily, multi-location property management experience. CPM preferred. Bachelor's degree in a field such as real estate, management, finance, human services, or a related field or 10 years of multi-location management experience. Demonstrated track record of successfully leading high visibility and/or performance challenged properties. Adapts well to changing priorities and circumstances. Working knowledge of local and federal laws including Fair Housing and Landlord Tenant Laws. Strong interpersonal skills with the ability to influence/coach. Successful team leader and team builder. Previous experience leading a team to meet success through positive motivation, goal setting, and accountability. Physical Demands and Work Environment Frequently sit, stand and walk. Regularly required to talk or hear. Frequently required to use hands or fingers to handle or feel objects, tools or controls. Occasionally required to climb or balance, stoop, kneel, crouch or crawl. Occasionally lift and/or move up to 25 pounds. Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus. The noise level in the work environment is usually moderate. Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary. Travel Requirements Travel up to 25% of the time.
