Director of Sales & Marketing (Senior Living)

We are looking for a results-driven Director of Sales & Marketing to drive occupancy and rental rates at our senior living community. This is a high-performance sales role focused on lead generation, relationship building, tours, and closing. Success is measured by your ability to hit move-in targets, achieve strong rental rates, and maintain high community occupancy.

Key Responsibilities

• Manage the full sales cycle from lead generation through closing and move-in
• Actively prospect and generate new leads through outreach, networking, cold calling, and local partnerships
• Conduct effective tours and close sales with prospective residents and their families
• Maintain disciplined follow-up on all leads and prospects
• Plan and execute community events and one-on-one marketing to drive traffic
• Negotiate lease terms and coordinate smooth move-ins
• Track competitors and adjust sales strategies accordingly
• Deliver weekly sales reports with pipeline status, move-in forecasts, and occupancy updates

Primary Goals

• Hit or exceed monthly move-in targets
• Maximize rental rates on new leases and renewals
• Build and maintain a qualified waitlist
• Drive overall community occupancy through proactive leasing and renewals

Qualifications

• 3+ years of sales experience (senior living or healthcare sales preferred)
• Experience conducting tours and closing sales
• Strong follow-up and organizational skills
• Self-motivated with the ability to work independently toward sales targets
