Job Responsibilities

• Travel is required every week to the job site in north-central Alabama

• Serve as the day-to-day point of contact between the client and the construction and design

professionals on the job – exhibiting the utmost level of confidentiality regarding the client and

project. [ES2] 

• Carry the project from initial concept through the completed, occupied building

• Manage and coordinate all aspects of the project, including the budget, schedule, operational needs, procedures, client requirements, sustainability design, quality control program requirements, as well as individual project team members' roles and responsibilities

• Plan and lead all aspects of pre-design, design, construction, and post-occupancy project phases

including compliance with planned budget, schedule, scope, and quality criteria

• Build the project budget and keep it current as scope, pricing, and field conditions move

• Develop the project schedule and maintain it against actual progress

• Read and interpret plan sets, structural drawings, and the broader construction document package

• Review, understand, and manage procedures for handling changes to the contract documents,

monthly valuations, drawing submissions, change orders, substitutions, and highlight risks where

applicable

• Track and disposition submittals, RFIs, change proposals, and owner change orders

• Review subcontracts and subcontractor change orders and move them through the appropriate

approval path

• Surface potential issues early and act on them, limiting cost and schedule damage and protecting the safety of the work

• Effectively communicate the project plan, change requests, risks, and status with the project team including the owner, construction contractor, design team, and project stakeholders

• Own and maintain project status documentation, including, but not limited to, all meetings and

correspondence to properly communicate across project stakeholders

• Write and distribute project meeting minutes

• Comfortable Presenting: Lead on-site meetings with the client, architect, subcontractors, and field crews

• Work alongside the design team, subcontractors, and field crews to confirm that what has been drawn can be built effectively and efficiently

• Develop consulting and construction contract scopes of work, solicitations, proposals, and responses

• Compile and analyze project data to identify and resolve gaps or inefficiencies, manage budget

documentation, compile and drive schedule, review agreements and contracts to ensure stakeholder alignment

• Prepare and conduct presentations before citizen groups, various advisory bodies, steering

committees, authorities with jurisdiction over a project and the client

• Work enthusiastically in a team atmosphere, promoting collaboration, idea sharing and support

Additional Responsibilities

• Hold working command of construction means and methods, materials, equipment, and industry

terminology

• Develop estimates covering construction management scope as well as directly performed work items

• Evaluate and negotiate terms with vendors, suppliers, and subcontractors

• Assemble and present project request for qualifications, request for proposals, proposals to client,

clarifications, alternates, and value engineering recommendations to clients and design teams

• Partner with senior project management and executive leadership on owner contract negotiations

• Prepare and issue project billings to clients

• Review vendor payment requests and route them for approval to owner

• Produce and submit cost projections

• Support quality control and carry the punch list process through to closeout

• Contribute to business development and marketing efforts – a plus for having deep

business relationships in the Southeast and South-Central US region, otherwise known as the “sun

belt”

Qualifications

Must Have:

• 5+ years project management (PM) experience supporting multiple projects, in the commercial construction industry

• 3+ years of A/E/C experience with public projects and a working knowledge of public procurement requirements is preferred

• Efficient in your knowledge and understanding of construction practices and techniques, contract

management, AIA documents, contract law, project controls, construction project safety, and building support systems

• Ability to lead and manage development projects through thoughtful planning and ability to identify and address dependencies and clear hurdles

• Ability to make quick and strategic decisions while balancing multiple priorities and deadlines to move projects forward

• High level of proficiency in organizational, interpersonal and communication skills

• High level of proficiency of Microsoft Office Suite, including MS Project

• Strong ability to multi-task with multiple projects and deadlines in a multifaceted environment

• Strong proofreading and editing abilities

• Ability to manage time effectively and be self-motivated without direct supervision

• Proven record of client service orientation; proactive working with friendly, helpful attitude

• Possess a current valid driver's license and safe driving record

• Ability and availability to travel throughout the region for projects as needed

• Ability and availability to travel out of state for projects as needed

• Commitment to high professional ethical and safety standards

Nice to Have:

• Bachelor's Degree – extra consideration given to those with degrees in construction management, real estate management, and business management – work experience may be considered in leu of bachelors degree

• Project Management Professional (PMP) certification is not required but highly preferred

• Knowledge of Adobe Software, Trimble Unity Construct (formerly e-Builder), Procore, Bluebeam, PowerBI and Smartsheets

• Professional Registration as an Architecture (R.A.) or Licensed as Professional Engineer (P.E.) or a

related education, field, or certification as a Construction Manager and/or Project Manager received

extra consideration, but not required

This position regularly involves sitting, standing, walking, climbing stairs between floors of an office or outdoor and indoor project site and buildings, speaking and listening. Occasional lifting or moving heavy objects is required, along with frequent and lengthy computer use. Vision requirements include close vision, color vision, distance vision, depth perception, and the ability to adjust focus.
