Purchasing AgentWe are seeking a highly motivated and eager Purchasing Agent to join our team at Infill Innovation Inc, San Diego's fastest-growing residential real estate developer. The Purchasing Agent is responsible for sourcing, bidding, negotiating, and contracting materials, labor, and services for residential construction projects. This role manages assigned trades and suppliers, ensures competitive pricing and complete scopes of work, and supports on-time, on-budget home delivery through close coordination with Construction, Accounting, and vendors.Key ResponsibilitiesBidding & ProcurementDevelop and issue bid packages for assigned trades and suppliersSolicit, analyze, and compare bids to ensure complete scope coverage and competitive pricingConduct bid negotiations and make award recommendationsMaintain strong relationships with subcontractors and suppliersContracting & PurchasingPrepare and issue subcontract agreements, purchase orders, and change ordersEnsure contracts reflect approved pricing, scopes of work, schedules, and company standardsCoordinate contract execution and resolve scope or pricing discrepanciesMonitor vendor performance and assist with issue resolutionCost Control & Budget ManagementManage assigned trade budgets and cost targetsTrack pricing changes, cost impacts, and variancesSupport value engineering efforts and cost-saving initiativesCross-Functional CoordinationCoordinate closely with Construction and Accounting teamsAssist field teams with subcontractor and supplier issues as neededSupport schedule-driven purchasing needs to meet production timelinesSystems & DocumentationMaintain accurate purchasing data in ERP or purchasing systemsUpdate scopes of work, pricing databases, and vendor recordsEnsure proper documentation, approvals, and compliance are maintainedQualificationsRequired2-3 years of experience in residential construction purchasing or estimatingStrong understanding of residential construction trades and scopes of workAbility to read and interpret blueprintsProven experience with bidding, negotiation, and contract executionProficiency in Microsoft Excel, Word, and OutlookPreferredExperience with Procore or other purchasing softwareKnowledge of construction contracts, insurance requirements, and lien lawsExperience working with production homebuildingSkills & AttributesStrong analytical and negotiation skillsDetail-oriented with strong organizational abilitiesAbility to manage multiple trades and deadlines simultaneouslyEffective communicator with subcontractors and internal teamsResults-driven and cost-conscious mindsetWork EnvironmentOffice-based with regular coordination with field operationsFast-paced residential construction environmentInfill Innovation Inc. provides equal employment opportunities to all employees and applicants for employment and prohibits discrimination and harassment of any type without regard to race, color, religion, age, sex, national origin, disability status, genetics, protected veteran status, sexual orientation, gender identity or expression, or any other characteristic protected by federal, state, or local laws.Comp Range: $90,000 - $110,000
