Overview

A lien release confirms that a mortgage has been paid off and the lender releases its claim. This process must meet federal, state, and county deadlines, and be properly recorded and communicated.

Borrower Name(s)
Property Address / PIN
Payoff Date
Lien Release Request Date
Lien Release Execution Date
Recording Date
County & Recording Office
Lien Release Document Number
Lien Release Type (e.g., Satisfaction, Subordination)
Lender/Beneficiary Name
Remarks / Exceptions (e.g., delays, rejections)

Lien Release Data Entry Workflow

1. Intake & Validation

o Check and validate that the Release/Satisfaction has been received.

o Check state/county

2. Initial Data Entry

o Use Client end database

o Data Entry to the required fields in the database

o Update status from "Pending" → "Filed" → "Recorded" → "Completed."

3. Quality Control

o Verify all dates, ensure document numbers match what's recorded, and check against county records.
