Maintenance Director

Maintenance DirectorApartment Services, Inc. is seeking an experienced Maintenance Director to support the Assistant Vice President of Service in overseeing maintenance operations across multiple apartment communities. This leadership role is responsible for supervising property maintenance teams, building systems, capital improvement projects, and service operations to ensure communities remain safe, efficient, and well maintained.The ideal candidate has strong experience in multi-family property maintenance, facilities management, HVAC systems, and team leadership and can effectively coordinate service teams while maintaining high standards for safety, quality, and resident satisfaction.Key ResponsibilitiesOversee maintenance operations and service teams across multiple apartment communitiesCollaborate with Regional Managers, Vice Presidents, and senior leadership to ensure efficient property maintenance operationsReview maintenance work order reports, HVAC service reports, and property performance metrics dailySupervise and support Maintenance Supervisors and Service TechniciansAssist with capital improvement projects, renovations, and large-scale property repairsApprove maintenance purchase orders, stock requests, and appliance ordersConduct interviews, hiring, onboarding, and training for maintenance staffProvide leadership and guidance to teams to ensure service standards, safety procedures, and company policies are followedSupport properties that are short-staffed or experiencing operational challengesOversee contractors, vendor relationships, and project timelinesConduct property inspections, building inspections, HUD inspections, and lender/bank inspectionsWalk properties with Regional Managers to evaluate maintenance quality, safety, and operational standardsMaintain proper key control and property security proceduresEnsure maintenance shops are organized and properly stockedParticipate in winter weather operations, including snow removal planning, salting, and property readinessEnsure equipment and supplies are prepared for inclement weather and emergency situationsParticipate in the upper management on-call rotationPromote a safe work environment for maintenance staff, contractors, and residentsMotivate and develop service teams to achieve company performance goalsQualificationsStrong knowledge of multi-family property maintenance, building systems, and facilities operationsExperience managing maintenance teams across multiple propertiesExpertise in HVAC systems, plumbing, electrical, and general building maintenanceStrong leadership, communication, and organizational skillsExperience with capital improvement planning, budgeting, and vendor managementAbility to read and interpret blueprints, building plans, and maintenance specificationsProficiency with Microsoft Office (Outlook, Word, Excel)Experience with property management software such as Yardi preferredStrong problem-solving and decision-making abilitiesRequirementsHigh school diploma or equivalentHVAC certification requiredMinimum 5 years of property maintenance experience with supervisory responsibilitiesValid driver's license requiredReliable vehicle required for travel between propertiesAbility to lift up to 50 pounds and assist with on-site maintenance tasks when neededAbility to travel between multiple communities as requiredReliable phone number and email for communicationBenefits Offered:Transportation AllowanceCompany-Provided Cell Phone8 Paid HolidaysPaid Funeral Leave & Jury Duty LeaveHealth Benefits (eligible 1st of month after 60 days):Medical, Dental & Vision InsuranceEmployer-paid Life InsuranceVoluntary Life Insurance optionsShort-Term & Long-Term DisabilityFlexible Spending Account (FSA)Retirement (eligible after 3 months, age 21+):Traditional & Roth 401(k) optionsAdditional Perks:Employee Recognition ProgramDiscounted Housing (more information available at interview)
