Project Manager

A national general contractor specializing in commercial andhospitality construction is seeking an experienced Commercial ConstructionProject Manager to oversee projects from turnover through final closeout. The Project Manager will be responsible for the successfulexecution of multiple projects, including scheduling, budgeting, cost control,subcontractor and vendor coordination, contract administration, owner billing,change management, RFIs, submittals, permitting, project documentation, fieldcoordination, and client communication. The ideal candidate is highly organized, detail-oriented,financially astute, and capable of managing multiple priorities whilemaintaining strong working relationships with owners, subcontractors, vendors,field teams, consultants, and internal stakeholders. Key Responsibilities Leadproject turnover and thoroughly review construction plans, specifications,project manuals, schedules of values, allowances, exclusions,qualifications, and owner contracts. Develop,maintain, and monitor project schedules in coordination with field teams;track critical deadlines, project status, general conditions, open issues,and daily field reporting. Manageproject financials, including budget codes, invoice review and coding,owner billing, percentage-of-completion reporting, check requests,subcontractor payments, and required financial reporting. Leadsubcontractor and vendor buyout activities, develop scopes of work,maintain purchasing information, issue required notices, and managesubcontractor/vendor reconciliations. Managesubcontractor, vendor, and owner change orders, including reviewing andnegotiating changes, maintaining the Potential Change Order (PCO) log inProcore, and preparing supporting documentation for approval. Coordinatebuilding permits, RFIs, submittals, construction document distribution,bulletins, sketches, and other project documentation. Conductregular jobsite inspections and maintain timely, professionalcommunication with owners, owner representatives, superintendents, projectteams, subcontractors, vendors, and consultants. Monitorproject progress and proactively identify schedule, cost, quality, andcoordination issues. Managepunch-list completion, subcontractor and vendor closeout, owner/landlordcloseout requirements, operation and maintenance manuals, projectarchiving, and final project sign-off. Overseemultiple projects and coordinate the subcontractors and vendors assignedto each project. This position does not have direct-report supervisoryresponsibility. Qualifications & Experience Bachelor’sdegree with a minimum of five (5) years of relevant experience and/ortraining, or an equivalent combination of education and experience. Provenexperience managing commercial construction projects frompreconstruction/turnover through closeout. Strongknowledge of commercial construction practices, contract administration,permitting, construction documentation, consultant coordination, andbuilding systems. Proficiencywith Procore, Microsoft Project, and Microsoft Excel . Workingknowledge of project scheduling, budgeting, owner contracts, subcontractorand vendor management, change orders, RFIs, submittals, project closeout,and construction reporting. Strongwritten and verbal communication skills. Excellentorganizational, prioritization, problem-solving, and time-managementabilities. Demonstratedability to manage multiple projects, deadlines, and competing prioritiesin a fast-paced construction environment. Physical Demands & Work Environment This position requires a combination of office-based workand regular visits to active construction jobsites. The employee mayoccasionally be required to stand, walk, climb, balance, stoop, kneel, crouch,crawl, reach, and lift or move materials weighing up to 50 pounds. The position requires close and color vision.
