Job Description
JAMES Development is seeking an assistant property manager to join our team in managing our growing portfolio. In this position you will be working under the Senior Property Manager in completing various property management related tasks as directed. Such tasks include scheduling tenant repairs and maintenance with the tenants, contractors, and building staff. Taking calls and responding to emails from tenants and communicate required action with the Property Manager. Additional tasks include updating tenant profiles, maintaining accurate and up to date tenant records, creating work orders and facilitating payment with accounts payable, and monitoring rent payments. You will also work with the Property Manager in correcting and removing building violations, and work to cure them. You will be required to draft letters and memo’s to tenants/buildings at the request of property manager. Must be competent in drafting Free Market and Rent Stabilized Leases, have knowledge of DHCR rules and requirements and be able to register them annually to the DHCR. Other clerical and administrative duties may be requested as well.
This job requires being able to constantly multi task. You must keep detailed notes and records to remain organized to stay on top of all ongoing work. We are not looking for individuals new to real estate, or with limited work in real estate, this job requires a comprehensive background in NYC Real Estate Management.
Working hours are Monday to Friday, Starting 9:30am-5:30pm
Salary range $60,000-$70,000 depending on qualifications and experience level
Qualifications :
- Must have collective 3-5 Years of NYC Co-op/Condo property management, including experience with regulated units.
- Must be proficient with Computers, Property Management Software (preferably MDS), Outlook, Excel, and Word
- Must have strong writing and verbal skills to communicate with Tenants via email/phone
- Must have background in correcting violations from city agencies (DOB, HPD, DHCR).
- Must be able to create and draft Residential Leases for Free Market and Rent Stabilized, All DHCR Filings (Rent Registration, Income Certification, MCI, etc.).
Excellent verbal and written communication and customer service skills.
Must be a fast learner and a self-starter with the ability to problem solve.
Must be able to work independently, self-manage, and be extremely organized.
Education : Bachelor's Degree. Additional Property management certificates are a plus.
