By putting people at the center of everything we do, we're creating vibrant, human-centered communities where life, work, creativity, and play all come together in one place.Flow is seeking a Regional Facilities Manager to oversee building operations, maintenance performance, and critical systems across a portfolio of multifamily communities.This role serves as the operational leader for facilities teams within an assigned region, partnering closely with General Managers, Assistant General Managers, and onsite maintenance teams to ensure our communities operate safely, efficiently, and to Flow standards.The ideal candidate combines strong technical expertise with leadership experience across multiple properties. They are equally comfortable walking a mechanical room, reviewing a maintenance budget, analyzing operational metrics, and mentoring onsite teams.Regional OperationsProvide technical and operational support to facilities teams across multiple communitiesEnsure consistent execution of preventative maintenance programs, work orders, unit turns, and repair and maintenance activitiesConduct regular property visits, inspections, and operational audits to verify compliance with company standardsIdentify operational inefficiencies and implement process improvements that enhance service delivery and resident experienceSupport General Managers and onsite leadership teams with facilities-related challenges and escalationsFacilities & Building SystemsMonitor the performance, maintenance, and uptime of critical building systems including HVAC, electrical, plumbing, elevators, generators, access control, and fire & life safety systemsLead troubleshooting efforts and support remediation of major maintenance-related issuesEnsure preventative maintenance schedules are executed and documented properlyAssist with planning and execution of deferred maintenance projects and system upgradesIdentify life safety, employee safety, and physical hazards and develop corrective action plansVendor & Contract ManagementManage relationships with service providers and contractors across the portfolioReview vendor performance, scope of work, and contract complianceParticipate in bid processes and vendor selection effortsConduct regular business reviews with key service partners to ensure quality, responsiveness, and valueRecommend opportunities for contract optimization and cost savingsFinancial PerformanceSupport annual budgeting, forecasting, and capital planning effortsMonitor maintenance expenses, turnover costs, and service contract expendituresIdentify opportunities to improve operational efficiency while maintaining service standardsAssist with evaluating repair-versus-replace decisions and long-term asset planningCompliance & SafetyEnsure properties operate in accordance with all federal, state, and local regulationsMaintain compliance with OSHA, EPA, NFPA, and applicable building and life safety codesSupport safety training initiatives and reinforce company safety standardsEnsure all required inspections, testing, certifications, and documentation are completed on scheduleTeam LeadershipCoach, develop, and support onsite facilities teams and maintenance leadersParticipate in recruiting, interviewing, onboarding, and training of facilities personnelAssist with performance management and succession planning effortsPromote a culture of accountability, ownership, and continuous improvementReporting & Performance MetricsMonitor and evaluate key operational metrics including preventative maintenance completion, work order completion times, unit turn performance, resident service feedback, compliance inspections, budget performance and, critical systems uptimeProvide regular reporting and recommendations to leadership teamsIdeal Background5+ years of facilities, engineering, or maintenance leadership experience within multifamily, hospitality, commercial real estate, or a related industryExperience overseeing operations across multiple properties or locationsStrong knowledge of HVAC, electrical, plumbing, mechanical systems, elevators, and fire & life safety systemsWorking knowledge of OSHA regulations, EPA requirements, and NFPA codesExperience managing third-party vendors and service contractsStrong financial acumen with experience managing budgets and maintenance expendituresExperience using Yardi or similar property management platformsExcellent communication, leadership, and organizational skillsAbility to travel regularly throughout the assigned portfolioBenefitsWe take care of our people so they can do their best work.Health and Wellness: Comprehensive medical, dental, vision, disability, and life insurance and parental leave benefits.
