Community Manager

Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financials, administration, and risk. The manager ensures compliance with company policies, safety and fair‑housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management – oversee staff, screen, hire, train, coach, develop, and schedule; address performance issues with documentation and HR as needed. Financial Management – achieve top net operating income through cost control, revenue and leasing improvements; develop yearly budgets, reconcile deposits and vendor invoices, and ensure accurate ownership reports. Strategic Leasing Management – develop marketing plans, maintain accurate leasing documentation, resolve resident complaints, implement retention programs, and conduct effective leasing and move‑in processes. Administrative & Maintenance Management – ensure accurate reporting, lead emergency response, monitor service requests, maintain property appearance, manage resources and supplies, and supervise maintenance and construction activities. Education / Experience High‑school diploma or equivalent; bachelor’s degree preferred or four years of housing‑industry experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Proficiency with on‑site software and basic computer skills. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular communication, repeated wrist and hand motions, ability to work overtime, weekends, and night hours. Standing or sitting for prolonged periods, moving between work sites, ascending/descending ladders and stairs, and handling objects up to 25 lbs. Operating machinery, power tools, motor vehicles, and handling exposure to hazardous chemicals or extreme temperatures. License / Equipment Reliable transportation is required due to on‑call emergency responsibilities. Compensation & Benefits Salary Range: $26.00 to $28.50 per hour. Compensation is based on qualifications, experience, and certifications.
