We focus on our clients' overall financial needs, with consideration and respect for their total relationship with Wells Fargo.Commercial Real Estate (CRE) provides a fully integrated platform of banking, financing, and capital markets solutions to commercial real estate clients including financial sponsors, institutional investors and asset managers, regional developers, and public and private corporations.About this role:Wells Fargo is seeking an Associate, Commercial Real Estate Portfolio Manager to assist in underwriting, closing and managing a group of assigned digital real estate loans in partnership with Clients, CRE Coverage Bankers, Loan Closers, Counsel and Credit Risk. This portfolio will be diversified by facility type (construction, term, devco, bridge, lines of credit, etc.) and loan structure (recourse/non-recourse) and will contain bilateral and syndicated transactions.In this role, you will:Be responsible for the management of an assigned portfolio of digital real estate loans and investments within Digital Real Estate, a fast paced, high demand / growth team primarily focused on the data center verticalAnalyze, underwrite and present new opportunities to business leaders and credit officersReview term sheets and loan documentsCollaborate with senior portfolio managers and coverage bankers to develop strategies around relationship optimization and deal level executionInterface with customers to assist in identifying needs and maintaining strong relationshipsReview and make recommendations for approval (or denial) of loan requests, lease approvals, collateral releases, requests for letters of credit, funding of reserves/loan holdbacks, loan extensions and loan modificationsMaintain an in-depth knowledge of the data center industry, relevant markets and sector trendsPresent recommendations for resolving more complex situations and exercising independent judgment while developing expertise in the function, policies, procedures, and compliance requirementsPerform both sponsorship and loan level financial analysisComplete in-depth property level analysis and market research, including review of third-party reportsPresent and advocate to credit committee for approval of loansWork with internal / external counsel, internal compliance, and our loan closing teams to close new loans and loan modificationsConduct quarterly and annual portfolio reviews to identify potential concernsConduct property tours / site visitsRequired Qualifications:2+ years of Commercial Real Estate Portfolio Management experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, educationDesired Qualifications:Familiarity with various facility types including construction, term, bridge, perm, lines of credit, etc. and loan structures including recourse/non-recourse, secured/unsecured, and mezzanine financingExperience underwriting digital real estate loansAbility to develop and maintain strong relationships while actively participating in the successful execution of complex transactionsAbility to apply sound judgment in the application of analytical conclusions to credit approval, structure, and management recommendationsStrong verbal, written, and interpersonal communication skills; strong analytical skills with high attention to detail and accuracyAbility to interact with all levels of an organizationAdvanced Microsoft Excel skills, including formulas and dynamic spreadsheets to support core accounting and finance functionsA BS/BA degree or higherJob Expectations:Ability to travel as neededWillingness to work on-site in accordance with current office requirementsAbility to work additional hours as neededThis position is not eligible for VISA sponsorshipThis position is subject to FINRA Background Screening Requirements, including successful completion and clearing of a background check. Pay may vary depending on factors including but not limited to demonstrated examples of prior performance, skills, experience, or work location.
