Facilities ManagerFLSA Status: Full Time - non-exempt Reports to: Corps Officers & Operations DirectorSchedule: 40W M-F 8:00AM – 4:30PM, On-call as needed Supervises: N/ARate of Pay: $60,000 AnnuallyBenefits: Standard; Full-Time, Non-Exempt employees are eligible for but not limited to the following:Health, vision, dental, life as well as voluntary life and disability insuranceSick leave benefit – 1 day per month, 12 sick days per year (accrual and availability begins at hire)Vacation benefit – 10 vacation days per year, accrued at the rate of.0385 hours for each hour worked, excluding overtime (accrual begins at hire but may not be used until the completion of six months of employment)One floating day off for use (accrued immediately, and again annually, but may not be used until the completion of the initial three-month introductory period of employment)Pension Plan (after one year of continuous service)Voluntary Tax-Deferred Annuity Plan (403(b)plan)Position SummaryThe Facilities Manager (FM) is responsible for the overall maintenance, safety, functionality, and appearance of The Salvation Army Colorado Springs Corps properties, vehicles, and grounds. The Facilities Manager will oversee maintenance staff, volunteers, contractors, and vendors while ensuring all facilities are maintained in a safe, efficient, and cost-effective manner.Duties and ResponsibilitiesProperty and Facility Management· Conduct regular inspections of all Corps properties to identify maintenance, repair, and safety needs.· Develop and implement preventative maintenance plans for buildings, grounds, and equipment.· Ensure all facilities are maintained in a safe, clean, and operational condition.· Coordinate and oversee janitorial, maintenance, landscaping, and facility improvement projects.· Respond to maintenance requests and prioritize work assignments based on urgency and organizational needs.Supervision and Leadership· Provide direct supervision, guidance, and support to maintenance staff and assigned volunteers.· Monitor and evaluate the quality, timeliness, and effectiveness of maintenance work performed by staff and volunteers.· Ensure work assignments are completed according to organizational standards and expectations.Vendor and Contractor Management· Obtain quotes and bids from qualified vendors and contractors in accordance with Salvation Army purchasing policies and procedures.· Coordinate, supervise, and inspect the work of outside contractors while on Salvation Army property.· Ensure contractor work meets agreed-upon specifications, quality standards, and timelines.Fleet Management· Oversee the maintenance and upkeep of all Corps vehicles.· Maintain vehicle records, including inspections, repairs, registrations, and preventative maintenance schedules.· Conduct regular vehicle inspections and coordinate maintenance and repair services.· Ensure all vehicles remain safe, compliant, and available to support program operations.Budget and Committee Support· Assist in developing and managing budgets related to facility maintenance, utilities, landscaping, janitorial supplies, vehicle maintenance, and special projects.· Monitor expenditures to ensure responsible stewardship of organizational resources.· Serve as a resource to the Advisory Board Property Committee by identifying facility needs, recommending improvements, and supporting long-term property planning.Education/Experience, Skills, Qualities, RequirementsEducation/Experience· High School Diploma or equivalent.· Minimum of five (5) years of related facilities maintenance, property management, construction, or supervisory experience.· Valid driver's license with a satisfactory driving record.· Experience supervising maintenance personnel, contractors, and volunteers.· Experience managing facility improvement or capital projects.· Skills· Strong working knowledge of general facility maintenance practices, including:· HVAC knowledge· Drywall repair· Painting· Tile and grout repair· Basic electrical work· Basic plumbing repairs· Appliance maintenance and repair· Door and window repairs· General carpentry· Knowledge of building systems, preventative maintenance, and facility operations.· Ability to operate hand tools, power tools, measuring devices, and maintenance equipment safely and effectively.· Ability to prioritize multiple projects and work independently with minimal supervision.· Strong organizational, communication, and problem-solving skills.· Ability to interact professionally and courteously with employees, volunteers, contractors, and community partners.· Ability to coordinate and supervise multiple vendors and contractors simultaneously.· Ability to lift, carry, push, and pull equipment and materials necessary to perform facility maintenance duties.· Supportive of The Salvation Army's mission· Able to reflect and model the high standards of our organizationRequirements· DrivingIf the position requires driving:o The employee must be 21 years old at a minimum (for insurance provision) and possess a valid in-state driver's licenseo An MVR will be processed every year in accordance with The Salvation Army's policies· Background Checko Continued employment will be contingent upon a biennial (every two years) background check that is processed in accordance with The Salvation Army's policies· Physicalo Ability to maneuver, to remain in a stationary position, to grasp, push, pull, and reach overhead, to lift 25 pounds, to access and produce information from the computer, to operate a telephone, to understand written informationo Qualified individuals must be able to perform the essential duties of the position with or without accommodation.
