Snapshot / Role Overview
We're seeking a Mechanical Project Manager in Fremont, CA to own the full lifecycle of large commercial HVAC, plumbing, piping, and sheet metal projects from buyout through closeout for a full-service mechanical design-build subcontractor.
Impact
- Deliver multi-million-dollar mechanical construction projects on schedule and within budget across the Bay Area.
- Protect project margin by identifying cost risk, scope creep, and procurement gaps before they compound.
- Build owner and general contractor relationships that generate repeat work on major commercial projects.
- Develop project engineers into capable, independent contributors.
Responsibilities
- Execute full project lifecycle including buyout, subcontracts, procurement, and closeout across HVAC, plumbing, piping, and sheet metal scopes.
- Manage submittals, RFIs, and change orders with accuracy and urgency using Procore and Bluebeam.
- Forecast cost-to-complete monthly, maintain WIP reporting, and drive timely billing cycles.
- Own project schedule in coordination with field superintendents and flag conflicts early.
- Lead OAC meetings and serve as the primary point of contact for owners and general contractors.
- Coordinate BIM and prefab workflows to support field efficiency.
- Mentor project engineers and support their growth on active projects.
Requirements
Must-Haves
- Experience managing large commercial construction projects for a self-perform mechanical, plumbing, HVAC, or sheet metal subcontractor.
- Demonstrated command of buyout, procurement, change orders, and cost forecasting on major projects.
- Proficiency in Procore, Bluebeam, or comparable project management platforms.
- Located in the East Bay or South Bay, or able to commute to Fremont.
Nice-to-Haves
- Direct experience managing HVAC or plumbing scopes on large commercial or high-rise projects.
- Familiarity with design-build or design-assist delivery.
- Experience with Viewpoint Vista, Sage 300, or Primavera P6.
