Job Title: Maintenance Tech IIJob Type: Full-TimeReports to: Maintenance SupervisorLocation: Seasons at StonebrookJob Summary:The Maintenance Tech is responsible to keep properties current and functional by providing consistent and ongoing maintenance. This position requires constant manual labor and the ability to pinpoint specific areas that require attention and addressing them immediately. We look for team members who take ownership of their work, support their coworkers, and contribute to a positive community for both residents and staff.Duties & Responsibilities:PlumbingRepair water supply lines, shut offs, and sprayers under sinks in kitchens and bathroomsRemove and replace garbage disposalsRemove and replace kitchen and bathroom faucetsRemove and replace entire toiletsRebuild shower faucets and replace the shower head, spout, and drainLandscapingUse of weed eater and edger to maintain sidewalks and landscaping bedsTrim shrubs and trees – dependent on locationFertilize lawns up to 4 times per yearMaintain the dumpsters and the area around to be free of stains and garbage on the outsideSnow removalRepair or replace sprinkler valves and solenoidsLock and KeyKnow how to service certain locks – replacing entire locks and using any software that is needed to troubleshoot or gain accessUse of tool to rekey the smart lock while still on the door – with or without the original keyUnderstanding of how to use a key cutter to make duplicate keysCarpetUse a room stretcher to remove any size wrinkles or looseness in the carpetSeam 2 pieces of carpet together with a seamerProper pull direction when stretching carpet and how to properly fix carpet damageSheetrockProperly patch holes larger than an inchUnderstanding of what patch product to use and whenPatching ceilingsMatching different texturesKnow and learn the names and products of tools used for SheetrockingElectricalReplace light switches, outlets, GFCI, photocells, and light fixture socketsKnow what a breaker, arc fault breaker, and GFCI and how to replace itRead wiring diagrams and use it for troubleshootingWork with breaker boxesInstall light fixtures and ceiling fansApplianceInstalling of appliances including dishwashers, refrigerators, stoves, microwaves, and washer/dryersDishwasher: repair of heating element, pumps, clogged drain, timer assembly, dispenser doors, door seals, and filtersRefrigerator: repair or install new ice maker, thermostat, evaporator motor, and low refrigerantDryer: repair or replace thermal fuse, drum wheel and shafts, gas valves, ignitor, timer, lint removal, etc.HVACTroubleshoot gas heaters to determine the service request problemRepair or replace the control board, transformer, ignitor, flame sensor, pressure switch, and thermostat on gas heatersTroubleshoot hydronic heaters to determine the service request problemRepair or replace the coil, transformer, and thermostatTroubleshoot AC condensing unit to determine the service request problemRepair or replace leaky Schrader valve in access ports and contractorInstall hard kitsKnowledge of all tools used for servicing refrigerantsPool Care TrainingWinterize the pool and splash pad areasSummer start-up of the poolMaintenance of sand filter, jets, and chemical readingsGarage Door RepairKnow how to troubleshoot opener issuesReplace door opener or opener circuit boardReprogramming the door openerUnlocking garage door with key pull without a remote or powerProgram openers into the systemProperly adjust up and down, stops, and up and down pressuresRequired to be on-call, rotating shifts, can occur nights, weekends, and holidaysAssist with additional needs that Mountain States Property Management may require to help residents in anywayMake ready units for new tenants looking to move inHelp train new maintenance technicians when they are hiredRequired Skills:Know how a lock works and the names of all partsBasic understanding of electrical definitionsGeneral maintenance skillsHeavy machine operationHand and power tool operationEffective communication skillsAbility to read blueprintsAppliance repairExperience and Education:Working knowledge of electrical, plumbing, HVAC, landscaping, painting, sprinkler repair, and carpentry1-2 years of experience in the maintenance field or relatedHigh School Diploma or equivalentCPO certifiedPhysical Requirements:Ability to stand for lengthy periods of timeTwisting, bending, stooping, walking, reaching over your headCarry up to 50 lbs.Being able to work in inclement weather; rain, heat, cold, wind, snowWilling and capable of working extra hours when jobs demand it* This list of duties and responsibilities is not all-encompassing and may be subject to change to meet the evolving needs of the organization.If this excites you, and you are committed to upholding our core values, we’d love to hear from you!
