Experience with public housing authorities, affordable housing development, and federal/state subsidy programs is highly preferred. Transaction Leadership: Structure, draft, and negotiate purchase and sale agreements, commercial leases, and loan documents. Affordable Housing Financing: Advise clients on Low-Income Housing Tax Credits (LIHTC), private activity bonds, HUD financing, and government subsidies. Regulatory Compliance: Navigate complex regulatory frameworks, including public housing regulations, section 8 assistance contracts, and municipal affordability covenants. Advanced Survey Risk Analysis: Evaluate complex ALTA/NSPS land surveys to resolve high-stakes boundary disputes, cross-easements, and critical encroachment risks. Title and Underwriting Direction: Clear complex title exceptions and negotiate coverage directly with title insurance underwriters for major developments. Team Supervision: Oversee and mentor junior associates, paralegals, and support staff on transaction mechanics and due diligence workflows.
