JOB TITLE: Project Manager
Reports to: Project Executive or SBU Leader
***Market Sector Experience: Building and working knowledge in the medical office or behavioral health sector.
JOB SUMMARY:
The Project Manager has full authority and responsibility as the leader of Project Teams for the management, administration, and safety of assigned projects. The Project Manager will be assigned projects by the Project Executive or SBU Leader of the appropriate Strategic Business Unit (SBU) and reports to the appropriate Project Executive or SBU Leader based upon:
1. Size and complexity – manages small to midsize project with 3 or less team members
2. Company work program
3. Geographic location
4. Strength of assigned Project Team
5. Technical expertise
ESSENTIAL FUNCTIONS:
- Administer the efforts of Project Teams in strict accordance with the LeChase Fundamental Requirements, contract documents, company policies, Owner/Contractor contract and construction schedule.
- Manage, develop, maintain and oversee all functions of assigned projects at the pre-construction, construction and post-construction phases. Such functions include:
• Safety
• Quality
• Project schedule
• Construction planning
• Cost control procedures
• Total contract administration
• Change order/claim administration
• Requisition procedures and collection
• Goal achievement
• Custom satisfaction
• Subcontractor/supplier coordination
• Close out
- Establish relationships and coordinate the company support functions of all support departments as such affects assigned projects in a harmonious manner at the least cost. Participate in project buy out by assisting Estimating to assure full scopes and economies.
- Develop, coordinate and implement value engineering concepts and techniques to maximize jobsite efficiencies and profits.
- Review and discuss weekly with the Project Team the job cost reports and schedule status. Provide monthly cost-to-complete statements and job status reports to upper management.
- Attend field meetings (when required).
- Create and maintain a TEAM relationship with the Owner, Architect, Construction Manager, LeChase’s supervision, LeChase’s field forces, subcontractors, suppliers, other prime contractors and other involved in the construction process. Pursue and obtain repeat business through complete customer satisfaction.
- Coordinate with Superintendent and Director of Field Operations on maximizing labor and equipment productivity.
- Establish, encourage and maintain communication within the Project Team, with senior management, with tradesmen and other project participants (Owners, Architects, Construction Managers, Subcontractors, Primes, etc.) Constantly strive for communication improvement. Keep the Owner advised of project status. Prepare and distribute company project update reports for Owner’s use and reference.
- Study and become completely familiar with contract documents, project drawings, specifications, schedule and other project requirements including mechanical and electrical scopes. Be certain all members of Project Team are equally familiar with such.
- Monitor accuracy, use and effectiveness of project planning including the three-week schedule, its distribution to foremen and the achievement of daily crew production goals.
- Oversee the effectiveness and evaluate the performance of the Project Team members including providing mentoring and training for project support staff
- Solve problems on assigned projects which relate to personnel, manpower, union disputes, claims, incorrect work, schedule, etc. Keep senior management advise and seek advice from peers. Assist the Project Team in correcting work deficiencies.
- Inform the Project Executive or Vice President in charge of any significant changes in the work. Quantifying, monitoring and pursuing of change order or extra work order items are your direct responsibility. Review and approve all change orders (Owners and subcontractors) for execution by the Vice President in charge.
- Give members of the Project Team immediate feedback on their job performance – acknowledge a job well done; do not tolerate unsatisfactory performance.
- Coordinate cooperate and assist subcontractors, suppliers and other prime trades. Maintain a good working relationship with all subcontract Trades. Remember – we need their help and cooperation to timely complete projects to maintain their best pricing and to remain competitive.
- Manage and submit project summaries/whips.
- Specific responsibilities include:
• Manage Safety and quality plans on projects.
• Complete 30- and 60- day checklists for each assigned project.
• Approve all subcontractor/supplier invoices
• Approve subcontractor payments (regular and retention)
• Attend monthly management meetings
• Review and approve subcontract agreements and purchase orders.
• Review and approve time and material sheets.
• Review and approve material transfer slips, billings, and yard time charged to assigned projects.
• Review and approve all back charges.
• Oversee ALL project record keeping.
• Monitor the timely execution of subcontract agreements and insurance certificates prior to the commencement of subcontractor’s work. Check compliance with updates of insurance certificates prior to payment approval.
• Ensure Daily Reports are completed by Superintendent and support flow to Contract Administration.
• Monitor shop drawings procedures, submittal process and expediting.
• Coordinate all applications for payment and their collection.
• Edit and review job costs weekly.
• Update project schedules.
• Manage projects contingencies.
• Evaluate and monitor all work for compliance with contract requirements.
• Assist in any litigation or arbitration
• Authorize overtime and coordinate it with the Director of Field Operations.
• Concentrate on project details and follow through.
• Maintain a positive attitude.
• Expedite project close outs.
- Pursue self-improvement through continuing educational opportunities and outside reading to improve leadership skills.
- Monitor and enforce company’s Affirmative Action and Minority Business Programs.
QUALIFICATIONS:
- High school diploma desired. Vocational and/or college diploma desirable. Technical, mechanical, electrical, communication and leadership training also desirable.
- Knowledge of:
• Basic knowledge of safety policies and procedures
• English usage, grammar, spelling, vocabulary, and punctuation
• Computer applications related to the work
• Recordkeeping principles and procedures
• Personnel principles and procedures
