Role Description The Real Estate Asset Manager is a full-time, on-site role based in Madison, WI or Chicago, IL. This role is responsible for managing the performance of a portfolio of flexible workspace properties, including monitoring occupancy, rental rates, operating expenses, and capital improvements all with the goal of improving NOI. The Real Estate Asset Manager will analyze property financials, prepare budgets and forecasts, and identify opportunities to enhance asset value and profitability. Day-to-day activities include coordinating with property operations teams, overseeing vendor relationships, and participating in third party landlord relationships. The role also involves preparing regular reports for leadership, conducting market and competitive analysis, and ensuring assets align with Expansive's brand and customer experience standards.

Qualifications

• Strong Asset Management skills, including portfolio oversight and performance optimization.
• Finance and Investments skills, with the ability to analyze financial statements, model returns, and support capital allocation decisions.
• Business Planning skills, including budgeting, forecasting, and strategic planning for property and portfolio growth.
• Due Diligence experience related to acquisitions, dispositions, leases, and vendor contracts.
• Relevant experience in commercial real estate, property management, or investment management.
• Proficiency with financial modeling tools and Excel; familiarity with real estate management or CRM software is beneficial.
• Strong analytical, problem-solving, and communication skills, with the ability to collaborate effectively with cross-functional teams. xhyhwjd
• Bachelor's degree in Real Estate, Business or a related field; advanced certifications or licenses in real estate, property management or asset management are a plus.
