Building Maintenance Supervisor

Graduation from high school or vocational school and three years journeyman level experience in one or more phases of building/facility maintenance including carpentry, painting, HVAC, electrical, and plumbing experience; or any equivalent combination of directly related training or experience. Applicants within six months of meeting the minimum education/experience may be considered for trainee status. A Valid Florida Driver License is required and a Motor Vehicle Record that meets the requirements of Alachua County policy #6-7; Motor Vehicle Records will be reviewed prior to employment. If, in the past 24-month period, the applicants Motor Vehicle Record has more than three (3) moving traffic infractions or three (3) or more at fault motor vehicle accidents (or combination of both and /or a conviction/pending charge for driving under the influence) or is in violation of any standard mandated by Federal or State Law or Regulation, the minimum qualifications are not met for the position. Successful completion of a pre-employment drug screen & physical examination and requires the successful completion of a criminal history background investigation prior to employment including finger printing and compliance with Federal Bureau of Investigation (FBI) Criminal Justice Information Services (CJIS) requirements throughout the term of employment. This is responsible supervisory work in the skilled and semi-skilled maintenance of County buildings, facilities, and grounds in the Facilities Management Department. An employee assigned to this classification is responsible for working with and supervising semi-skilled and skilled journeyman level workers in all phases of building and grounds maintenance. Work is performed under the direction of a higher-level supervisor and is reviewed through conferences, reports, and observation of results obtained. ESSENTIAL JOB FUNCTIONS This is an emergency essential classification. Upon declaration of a disaster and/or emergency, all employees in this classification are required to work. Exudes a positive customer service focus. Advocates building organizational culture through aligning decisions with the County's core values. Supervises and coordinates the activities of subordinate employees including determining work procedures and schedules; issuing instructions and assigning duties; reviewing work; recommending personnel actions; conducting performance reviews; and conducting departmental training and orientation. Assists management with formulation of policies, procedures, and plans. Performs skilled journeyman level work in one or more areas including HVAC, electrical, painting, plumbing and carpentry. May estimate and procure maintenance and repair supplies on phone and by requisition. Instructs employees in maintenance and repair methods and maintains accurate records of work performed, costs of repair, and pending projects. Maintains a stock of repair parts and maintenance supplies. Prepares budget information associated with projects and facilities. Receives and inventories materials and supplies. Responds to emergency situations in accordance with established company procedures, protocols, and escalation requirements. Reports on site, when required, to address emergencies, critical issues, or operational needs, including nights, weekends, and holidays. Carries and maintains access to the company-provided phone and laptop and remains reachable outside of normal business hours. Serves as essential personnel and maintains availability for emergency communication and response. Drives a County and/or personal vehicle to perform job duties to various site locations regularly as required. KNOWLEDGE, SKILLS AND ABILITIES Considerable knowledge of the operating and repair characteristics of a variety of equipment associated with the maintenance and construction of public facilities. Considerable knowledge of methods, materials, tools and standard practices of the construction and maintenance trades. Considerable knowledge of the operation and maintenance requirements of grounds maintenance vehicles and equipment. Knowledge of occupational hazards of the maintenance and construction trades and necessary safety precautions. Knowledge of inventory procedures. Ability to effectively supervise and coordinate the activities of subordinate employees. Ability to diagnose defects in a wide variety of maintenance equipment. Ability to establish and maintain effective working relationships with others. Ability to schedule employees to ensure repairs are completed in an efficient and timely manner. Ability to effectively express ideas, both in written and verbal communications.
