Position: Retail Asset Manager (Vice President or Senior Vice President) Location: Mid-Atlantic (Baltimore, MD / Washington, DC) Compensation: Commensurate with experience About Tide Realty Capital Tide Realty Capital ("TRC") is a privately held real estate investment firm focused on acquiring, and repositioning retail, mixed-use, multifamily, and office assets throughout the Mid-Atlantic and select U.S. markets. TRC operates with a hands-on, principal-driven approach and is actively scaling its retail platform to support continued portfolio growth. Position Overview We are seeking a high-caliber Retail Asset Manager to assume full ownership of the performance, execution, and value creation of a portfolio of retail assets. This role is responsible for translating investment strategy into execution — driving leasing outcomes, tenant openings, capital planning, and operational discipline to maximize returns. The successful candidate operates with an ownership mindset, holds themselves and others accountable, and approaches every decision with rigor, integrity, and a thoughtful perspective. Core Responsibilities Asset Strategy & Business Planning Own and execute comprehensive business plans for assigned retail assets. Track original underwriting against current performance and identify gaps between plan and actual results. Identify risks and opportunities early and drive proactive solutions. Review monthly financials and variance reports; understand NOI, cash flow, rent collections, and expense trends. Identify revenue leakage, missed billings, collection issues, and reimbursement gaps. Ensure reconciliations, tenant billings, and CAM recoveries are handled accurately and on time. Leasing, Renewals & Tenant Strategy Drive leasing strategy in coordination with brokers and leadership; maintain command of vacancy, rollover, and renewal probability. Review and negotiate key business terms for new leases, renewals, amendments, and terminations, protecting landlord economics. Identify weak tenants, high-value tenants, renewal risks, and strategic merchandising opportunities. Buildouts, Delivery & Store Openings Track tenant buildouts from lease execution through opening, coordinating delivery obligations, permitting, and construction timelines. Monitor TI obligations, work letters, and rent commencement triggers; elevate delays early and clearly. Protect Tide’s economics through a well-managed construction process. Property Management Oversight Set clear expectations for property management and hold teams accountable for budgets, reporting, and execution. Review major service contracts, vendor scopes, and recurring expenses. Identify operational issues that could impact tenant retention, leasing, or asset value. Capex & Physical Asset Strategy Maintain a capex plan for each assigned asset, prioritizing capital by business-plan impact, tenant retention, and return on investment. Coordinate with property management, contractors, and engineers; elevate major capital decisions with clear recommendations. Ensure projects are completed on time, on budget, and with appropriate accountability. Systems, Process & Governance Create and maintain standardized asset reporting and live trackers for leasing, renewals, collections, and capex. Improve communication among leasing, property management, accounting, and legal. Support refinancing, recapitalization, and disposition efforts through data integrity and execution support. Qualifications Strong background in retail asset management, leasing, property operations, development, or ownership-side real estate. Strong financial acumen, including NOI, cash flow, budgets, variance analysis, recoveries, capex, and leasing economics. Experience managing brokers, property managers, contractors, attorneys, and accountants. Ability to identify problems early, recommend practical solutions, and operate independently while knowing when to elevate. Ownership mentality, sound judgment, and a high level of urgency and professionalism. What This Role Is Not This is not a passive oversight or reporting role. This is not a property management position focused on day-to-day execution without strategic accountability. This is not a role for someone who escalates problems without first owning solutions. This is not a short-term, transaction-only mindset — asset stewardship and long-term value creation matter.
