Title Agent - Louisiana/Arkansas

Overview TRC is seeking a Sr. Title Agent for a long-term project in Louisiana and Arkansas. Responsibilities The Title Agent, under the direction of the Lead Agent or ROW Supervisor, possesses an excellent working knowledge of all right of way disciplines, title, permitting, acquisition, documentation and is knowledgeable about property valuation, survey drawings, and alignment sheets. Assist ROW Supervisor in providing guidance to ROW Agents and secure permission to enter properties from landowners and tenants. Maintain the ROW price policy while negotiating for ROW options, easements, fee interest, and curative documents as directed by the ROW Supervisor or required by project documents and acquisition policy. Assist in developing a construction line from the conditions and/or restrictions placed on the ROW by the landowner and/or tenant. Maintain a detailed diary containing facts of each contact for every property owner and tenant on a project and prepare a detailed weekly activity report. Maintain a detailed log of all payments. Negotiate damage settlements as required. Support all construction activities as required. Document all ROW activities as required. Adhere to project Safety Plan. Qualifications Education: Associates Degree preferred or relevant experience. Professional Experience: Experience as a title agent or a related title position. Experience researching land ownership and proficiency in Microsoft Office products, including spreadsheet and word processing. Specialized knowledge in title research activities, land description and terminology, surface and sub-surface rights, document analysis, and cure defects on the title; ability to identify and solve business, technical and administrative problems. Ability to work independently, make decisions, use judgment while researching county records and performing related activities. Practical experience in application, modification, and adaptation of standards, techniques, and procedures. Advanced knowledge to plot metes and bounds descriptions and convert a variety of land measurement values. Physical Requirements: Employee must be able to lift and/or move up to 35 pounds, use good judgment when lifting or moving office supplies and furniture, and use assistive devices when appropriate. Vision requirements include close, distance, color vision, and ability to adjust focus when using a computer monitor. Tasks include sitting, using hands and fingers, handling, feeling objects, movements, hearing, speaking, standing, walking, stooping, kneeling, or crouching.
