We invest in our team members through training opportunities, professional development, industry credentials for qualified candidates, and advancement opportunities throughout our portfolio.In addition to competitive pay and outstanding benefits, team members enjoy up to 1.5 paid months off per year through vacation, holidays, company leave, and paid time away from work.What You'll DoAs a Service Technician, you'll play a critical role in maintaining the community, supporting residents, and protecting the value of the asset.Service Requests & Resident SatisfactionRespond promptly and professionally to resident maintenance requestsDiagnose and repair HVAC, plumbing, electrical, appliance, and general maintenance issuesDeliver exceptional customer service while maintaining positive resident relationshipsComplete work orders accurately and efficientlyHVAC & Mechanical SystemsTroubleshoot, repair, and maintain HVAC systemsPerform preventative maintenance on HVAC equipment and building systemsEnsure all HVAC repairs are completed safely and in compliance with EPA standardsApartment Home PreparationComplete make-ready turns including:PaintingDrywall repairsAppliance installation and repairsPlumbing repairsFixture replacementGeneral refurbishmentFinal quality inspectionsProperty MaintenanceSupport preventive maintenance programsAssist with grounds, common areas, pool areas, and curb appeal as neededIdentify and report potential maintenance concerns before they become larger issuesTechnology & DocumentationUtilize maintenance software, mobile applications, and digital communication tools to complete work orders and documentationMaintain accurate maintenance records and inventory trackingEmergency ResponseParticipate in an on-call rotation and respond to after-hours emergencies as neededWhat Success Looks LikeSuccessful Service Technicians at LUMA:Troubleshoot and resolve maintenance issues independentlyDeliver quality workmanship the first timeTake ownership of their communityBuild positive resident relationshipsSupport team goals and property performanceEmbrace technology and continuous improvementContribute to a culture of professionalism, accountability, and service excellenceWho You AreYou’re a dedicated, hands-on professional who thrives in a dynamic environment and takes pride in your craftsmanship.Preferred Qualifications:Two years of full-time apartment maintenance experience.High school diploma or equivalent.Certified Pool Operator (CPO) license.Required Qualifications:Technical Skills & CertificationsMust be HVAC and/or EPA certified with advanced knowledge of handling and servicing all types of refrigerants.Must demonstrate advanced skills in plumbing, carpentry, electrical troubleshooting, and general maintenance repairs.Must be knowledgeable and experienced in maintaining older assets/properties, particularly communities built in the 1980s.Must possess personal tools required to perform maintenance duties.Work Style & ProfessionalismMust be a self-starter capable of working independently with minimal supervision.Must demonstrate strong problem-solving skills and the ability to prioritize tasks in a fast-paced environment.Must demonstrate a willingness to learn, adapt to new processes, and embrace new ways of working.Must be a team player and willing to assist with grounds, pool maintenance, make-readies, and other property needs as required.Technology & Administrative ResponsibilitiesMust be tech-savvy and comfortable using maintenance software, mobile applications, and digital communication tools.Must be willing and able to complete administrative responsibilities, including the use of a personal mobile device for work-related tasks.Transportation & AvailabilityMust possess a valid driver’s license, maintain current automobile insurance, and have reliable transportation.Must be willing to participate in an on-call rotation and respond to after-hours maintenance emergencies as needed.CommunicationStrong verbal and written communication skills in English (bilingual is a plus!).Why Join LUMA?At LUMA Residential, we don’t just hire employees—we build a team that feels like family.
