Responsibilities The Maintenance Supervisor is responsible for supervising and coordinating employee activities and outside contractors engaged in maintaining and repairing physical structures of buildings and maintaining grounds. Direct employees and outside contractors in apartment renovations, service requests, structural repairs and ground maintenance. Obtain bids for work from outside contractors; assemble, analyze and submit bids to superiors for action. Order and receive supplies, appliances and equipment from vendors. Coordinate work performed by outside vendors and inspect completed work for conformance to specifications and standards. Inspect facilities and equipment to determine need and extent of service, equipment required, and type. Study production schedules and estimate worker hour requirements for completion of job assignments. Establish or adjust work procedures to meet production schedules. Suggest changes in working conditions and use of equipment to increase efficiency of work crews. Assist Property Manager in planning and administering maintenance budget. Participate in after‑hours and emergency coverage as assigned by supervisor. Qualifications Minimum 2 years of related experience in property management as a Maintenance Supervisor. Experience in all trades. Excellent written, communication and computer skills. Past supervisory experience required. Current driver’s license and auto insurance required. Ability to work weekends and overtime as job requires. Compensation and Benefits Salary is $38.00–$40.00 hourly. The compensation package includes a 401(k) match, rental incentive, renewal compensation, bonuses and rental discounts. Regular full‑time employees working 30–40 hours per week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
