Location Herriman, UT 84096 Position Title Maintenance Supervisor Key Responsibilities Oversee all maintenance operations of the community, including service requests, preventive maintenance, personnel management, safety compliance, and customer service. Work with the Community Manager to supervise staff and vendors for property upkeep. Maintain a preventive maintenance program, manage supplies inventory, and adhere to budget guidelines. Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions. Ensure accurate records for service requests, OSHA/EPA standards, maintenance status, and work progress. Provide direction and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness. Train, schedule, and evaluate maintenance staff; provide performance feedback. Maintain strong customer & resident relations by managing service request turnaround and ensuring consistency in resident interactions. Participate in emergency on‑call duties and unit inspections as required. Plan and utilize property resources, equipment, and supplies efficiently, obtaining bids and managing vendors. Education & Experience High School Diploma or equivalent. EPA & CPO certification required; HVAC certification desired. Basic computer skills and knowledge of on‑site software functions. Basic understanding of Fair Housing Laws and OSHA requirements. Physical Requirements MS @ Small – Mid‑Sized Properties Regular movement between work sites, use of hands and wrists, repetitive motions, and standing/sitting for prolonged periods. Ability to move in tight spaces, ascend/descend stairs, ladders, ramps, and step stools; work overhead; operate machinery and power tools; operate motor vehicles or golf carts. Lift and move objects weighing 100+ lbs., and work outdoors in varying temperatures and weather conditions. Work overtime, weekends, and nights on‑call for emergencies. May be required to stay stationary for prolonged periods. MS @ Large Sized Properties Similar to small/mid‑sized properties with additional emphasis on frequent overtime, weekends, and nighttime emergency duties. Frequent movements in tight, confined spaces, and ability to lift and move objects weighing 100+ lbs. Exposure to hazardous chemicals and outdoor weather extremes. Occasional stationary periods such as standing or sitting for prolonged durations. License/Equipment Reliable transportation required for on‑call duties.
