Job Responsibilities Performs a variety of building and grounds cleaning activities for the Miami Metropolitan Housing Authority and Miami County Community Action Council. This role requires a combination of skills and a commitment to maintaining high standards of service and safety in the managed housing communities and in the main office facilities. Qualifications Must have high school diploma or GED, training or practical experience, and two (2) or more years’ experience in environmental services. Ability to direct own work with minimal oversight. Must have Ohio driver’s license and valid insurance coverage to drive a government motor vehicle. Licensure or Certification Requirements Lead Abatement Worker course must be completed and certification earned within six months of employment if not already in receipt by incumbent. Certification must be maintained annually. Agency will cover the cost of this and other training with supervisor approval. Essential Functions of the Position Responsible for keeping buildings clean, sanitary and in good condition. Perform routine cleaning, waste disposal, and basic facility checks to ensure a safe environment for employees, visitors, clients and residents. Clean residential units in preparation for new occupants. Floor care : Sweep, vacuum, and/or mop floors including tile, wood or linoleum entryways and hallways. Strip, wax, and polish hard floors or shampoo carpets as needed. Sanitation : Clean and disinfect restrooms, breakrooms and high touch surfaces by cleaning toilets, sinks, counters and mirrors; restock essential supplies like hand soap, toilet paper, and paper towels. Waste Management : Empty trash and recycling bins, lining them with fresh bags and disposing of waste in designated areas. Haul collected waste to external dumpsters or compactors. General Cleaning : Dust furniture, polish woodwork, clean windows, and wash walls or glass surfaces. Mix and track chemicals strictly following safety data sheet protocols. Basic Maintenance : Perform minor repairs, such as replacing lightbulbs, unclogging toilets, or tightening loose fixtures. Report major maintenance issues to management. Work with maintenance team to do minor repairs. Security : Ensure doors and windows are locked, secure the facility at the end of the shift, and activate alarm systems. Supply Inventory : Monitor cleaning supply stock and notify supervisors when it is time to reorder. Pick up materials, supplies, and equipment needed to complete projects and maintain the main office facility. Deliver such supplies to appropriate office, storage or department. Ensure compliance with safety and security regulations/procedures. Groundskeeping : Depending on the site, tasks may include sweeping exterior walkways, mowing lawns, or removing litter. Clear outdoor pathways by removing loose debris or shoveling snow and applying salt. Inspect housing units to determine cleaning needs, especially for units turnover. Ensure public/managed housing is maintained in accordance with standard of decent, safe, sanitary and in good repair. Demonstrate regular and predictable attendance and submit records of work performed, mileage, time spent, materials utilized, etc. Meet all job safety requirements and all applicable OSHA safety standards that pertain to essential functions. Follow risk management plans and standard operating procedures with the Department Manager. Ensure all incidents involving safety, possible insurance claims or any agency risk are documented and shared with the Managed Housing Department Director and Executive Director within 24 hours (or sooner) on incident reporting form. Report major hazards or extensive structural damage directly to upper management. Ensure compliance with all HUD regulatory standards, and other federal, state and local standards. Receive and participate in trainings to increase/maintain knowledge of these. Knowledge, Skills, and Abilities Knowledge of agency policies and procedures; OSHA and common sense safety practices and procedures; Familiarity with cleaning chemicals, Material Safety Data Sheets (MSDS), and OSHA guidelines. Attention to Detail: A keen eye for identifying unclean areas or safety hazards. Physical Stamina: Ability to lift heavy objects (typically up to 50 lbs), stand, walk, and bend for long periods of time. Ability to recognize unusual or threatening conditions and take appropriate action; exercise independent judgment and discretion; determine material and equipment needs; prepare accurate documentation; communicate effectively; develop and maintain effective working relationships; ensure a safe working environment. Time Management: Ability to work independently, prioritize tasks, and complete assignments with minimal supervision. Equipment Operated Motor vehicles, tablets, phones, and some office equipment; common cleaning implements such as vacuums, mops, brooms, trash pickers and commercial floor buffers, scrubbers and carpet extractors. Computers and office software such as Microsoft Office suite; copier, scanner and other standard business office equipment. Physical Demands Regularly required to use hands to finger, handle, or feel and talk or hear; walk, climb steps/ladders; exert 20–50 pounds of force occasionally, and/or 10–25 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Must travel to and gain access to work sites. Specific vision abilities required include close vision, color vision and ability to adjust focus. Inherently Hazardous or Physically Demanding Working Conditions Noise level is usually moderate; exposure to loud equipment/heavy machinery on work sites. Exposure to chemicals commonly found in an office environment (e.g., toner, correction fluid, etc.) and in a maintenance shop as well as environmental toxins found in housing. Exposure to pesticides, herbicides, fumes, dirt and dust is expected. Exposure to adverse weather and unsanitary conditions is expected. In some instances, interaction with irate or emotionally distraught residents may be required. This is medium duty work in accordance with U.S. Department of Labor physical demands strength ratings.
