About the Maintenance Supervisor position: We're looking for a talented Maintenance Supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, while ensuring the community remains compliant with Avenue5 policies and standards, as well as all applicable local, state, and federal regulations.

This position works under the direction of the Property Manager and plays an important role in maintaining our homes, amenities, grounds, resident satisfaction, and overall curb appeal. The Maintenance Supervisor is responsible for ensuring compliance with the company's risk management program and has financial responsibilities, including contributing to and adhering to the property's established budget.

• Lead, schedule, assign, and monitor the daily activities of the maintenance team, including service requests, unit make-readies, preventive maintenance, inspections, grounds upkeep, and special projects.
• Review and track the progress of service requests, monitor completion times, verify work-order accuracy, and identify recurring or chronic maintenance issues.
• Respond to maintenance-related concerns in a timely manner, as outlined in Avenue5 policies and procedures, while maintaining a professional demeanor.
• Perform various maintenance functions, including repairs involving electrical systems, plumbing, appliances, flooring, carpentry, HVAC systems, and grounds maintenance in accordance with applicable codes and company standards.
• Perform general carpentry and building repairs, including drywall, countertops, cabinets, finish carpentry, windows, glass, doors, locks, trim, and ceramic tile.
• Perform and oversee preventive maintenance involving HVAC equipment, siding, painting, lighting, irrigation systems, pool and spa equipment, golf carts, and other community systems and assets.
• Oversee pool and spa operations, including water-quality testing, chemical balancing, equipment inspections, required recordkeeping, and compliance with applicable health, safety, and company standards.
• Maintain the accuracy of the work-order system by verifying that service requests are properly documented and completed within established timelines, according to company standards and to the resident's satisfaction.
• Conduct routine inspections of the property's homes, buildings, grounds, maintenance shop, and common-area amenities to maintain safety, cleanliness, operational, and curb-appeal standards.
• Conduct move-out, pre-move-in, and final quality-control inspections and ensure the timely completion of high-quality unit turns.
• Oversee and assist with property emergencies, including snow and ice removal, severe weather, fires, floods, water intrusion, utility interruptions, and other urgent maintenance situations.
• Manage the emergency on-call rotation, monitor after-hours response times, address escalated issues, and participate in on-call coverage as necessary.
• Promptly communicate maintenance concerns, safety hazards, project updates, staffing needs, and significant repair recommendations to the Property Manager.
• Administer and promote compliance with the company's safety and risk management programs and all applicable local, state, and federal requirements.
• Train, mentor, and provide ongoing direction and performance feedback to maintenance team members.
• Promote resident satisfaction by maintaining high standards of customer service, cleanliness, responsiveness, and curb appeal.
• Interact courteously and professionally with current and prospective residents, vendors, contractors, and team members.
• Foster positive and collaborative relationships with residents, team members, neighboring properties, vendors, and associated agencies.
• Maintain a professional demeanor and appearance and hold the maintenance team accountable for the same standards.
• Maintain accurate maintenance records, including inspections, preventive maintenance documentation, warranties, equipment records, pool and spa logs, and service histories.
• Maintain an organized maintenance shop and oversee tools, equipment, replacement parts, supplies, and inventory levels.
• Solicit proposals from qualified suppliers and contractors, monitor vendor compliance, and inspect completed work for quality and adherence to the approved scope.
• Review maintenance-related invoices for accuracy and provide appropriate coding and documentation before submission to the Property Manager.
• Work with the Property Manager to ensure the maintenance team and property remain compliant with company, ownership, and regulatory policies and standards.
• Meet weekly with property leadership to identify priorities, discuss operational challenges, and develop action plans.
• Monitor maintenance expenses to ensure costs remain within the approved property budget and assist with future expense planning, capital projects, and long-term asset-preservation recommendations.
• Complete special projects and perform other duties as assigned by property leadership.

Education and Experience:

• High school diploma or equivalent is required.
• At least three years of experience in multifamily housing, property maintenance, residential construction, or a directly related field is required.
• Previous maintenance leadership, supervisory, or lead-technician experience is strongly preferred.
• Experience supporting or leading maintenance operations across multiple communities is a plus.
• Demonstrated knowledge of HVAC systems, plumbing, electrical systems, carpentry, appliance repair, pool operations, preventive maintenance, and general building operations is required.
• Experience overseeing unit turns, vendor relationships, maintenance purchasing, inventory, and property expenses is preferred.

Skills and Requirements:

• Must possess and maintain a valid driver's license, an acceptable driving record, and current automobile insurance throughout employment.
• Must possess and maintain a valid EPA Section 608 Universal Certification throughout employment.
• Must possess and maintain a valid Certified Pool Operator (CPO®) certification throughout employment.
• Ability to lead, train, motivate, and hold maintenance team members accountable.
• Ability to plan and prioritize departmental workloads, service requests, unit turns, preventive maintenance, inspections, and property projects.
• Ability to participate in a rotating on-call schedule and respond to property emergencies after normal business hours.
• Ability to read, write, and communicate effectively in English.
• Ability to use general office and property-management equipment, including computers, mobile devices, telephones, printers, copiers, and key-control systems.
• Excellent customer-service, leadership, and interpersonal skills with the ability to relate to others.
• Strong organizational, problem-solving, and time-management skills.
• Ability to manage multiple assignments and changing priorities.
• Ability to perform basic mathematical calculations and monitor maintenance-related expenses.
• Ability to remain professional and de-escalate interactions involving upset or difficult individuals.
• Ability to maintain confidentiality.
• Must maintain a professional appearance and comply with the prescribed uniform policy.
• Must follow and enforce all company safety requirements and established operating procedures.
