Multi-Site Assistant Community Manager

Assistant Community Manager The Assistant Community Manager oversees everyday operations and financial functions of the housing community under the supervision of the Community Manager. The role involves delinquency and rent collection, managing personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. The Assistant Community Manager ensures compliance with company policies, safety, fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Financial Management: Post all payments and income accurately, timely, and efficiently. Process and reconcile daily account receivables. Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Help the property meet budgeted revenues, expenses, and Net Operating Income. Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable. Perform end‑of‑month closing procedures and reporting. Maintain accurate records and audit resident files for accuracy. Walk units and post all move‑out charges, statements, and security deposit refunds. Personnel Management: Regular/daily onsite attendance is required. Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives. Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness. Promote harmony and quality job performance of staff through support and leadership. Ensure staff compliance with company policies and procedures. Leasing Management: Ensure effective leasing techniques, obtain closure, conduct follow‑up procedures, sign/document leases, and maintain accurate reporting systems. Implement marketing strategies and systems outlined in the annual marketing plan. Handle resident complaints, concerns, and requests to ensure resident satisfaction. Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Show, lease, and move in prospective residents. Administrative Management: Manage customer service and monitor maintenance response times. Maintain property appearance and ensure timely repairs, requiring regular inspections and tours. Supervise all business functions related to operations. Plan for and utilize property resources, equipment, and supplies economically, including obtaining vendor bids and dealing with inadequate service. Education / Experience High School Diploma or Equivalent; Bachelor’s degree preferred or minimum two years in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing or sitting for prolonged periods; repeat motions include wrists, hands, and fingers; assess accuracy, neatness, and thoroughness of work. Move about to accomplish tasks or relocate between work sites. Occasional need to ascend/descend ladders, stairs, scaffolding, ramps, step stools, perform tasks in tight or confined spaces, work overhead, reach, adjust, or move objects up to 25 lbs, operate machinery or power tools, operate motor vehicles or golf carts, inspect objects, work overtime, weekends, night hours (emergencies), in small or enclosed spaces, traverse flat and non‑flat terrain, in extreme temperatures, outdoors in precipitation and wind, possibly exposed to hazardous chemicals. Full‑time employees receive paid sick days and company holidays.
