Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property\'s cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities As a leading affordable housing management company, we prefer the following experience in addition to the Essential Duties and Responsibilities outlined below for our affordable assets: Minimum of 1 year experience with affordable housing programs, including but not limited to LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds) Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs are preferred but not required. Essential Duties & Responsibilities Financial Management Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently. Responsible for processing and reconciling daily all accounts receivable. Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income. Responsible for posting charges to resident and non-current resident accounts, including bill backs of utilities where applicable. Responsible for end-of-the-month closing procedures and reporting. Maintain accurate and organized records; audit resident files to ensure accuracy. Responsible for walking units and posting move-out charges, statements, and security deposit refunds. Personnel Management Regular/daily onsite attendance is required. Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives. Ensure staff development through ongoing training and guidance in compliance with Asset training benchmarks. Promote harmony and quality job performance through supportive leadership. Ensure staff compliance with company policies and procedures. Strategic leasing management and effective leasing techniques, follow-up procedures, and accurate reporting systems. Implement marketing strategies and systems per the annual marketing plan. Address resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs. Show, lease, and move in prospective residents and manage related activities. Administrative Management Maintain excellent customer service and monitor maintenance service request turnaround and responsiveness. Oversee property appearance and ensure timely repairs with regular inspections. Assist supervision of all business functions related to operations. Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids from vendors and contractors). Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years of experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience. Ability to perform onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly remain in a stationary position, may stand or sit for prolonged periods, communicate with others, and perform repetitive motions. Move about to accomplish tasks or travel between worksites. Occasionally ascend/descend ladders, stairs, and work in various environments; lift up to 25 lbs; work overtime and weekends as needed.
