$80,000.00 - $0.00 Position Summary The Senior Client Relations Manager (SCRM) is responsible for leading client relations functions for a U.S.-based real estate investment company ("the Company") while concurrently serving as a licensed Sales Agent and Transaction Coordinator (TC) for its affiliated real estate brokerage entity ("the Brokerage"). This position plays a central role in investor relations, property operations oversight, real estate transaction support, and cross-border communication with the Japanese parent company. The role requires strong leadership, bilingual communication capability, real estate expertise, and the ability to manage multiple priorities across both entities in a joint employment structure. The SCRM will supervise Client Relations Managers and ensure that core operational duties are performed at a high standard. Brokerage activities shall at all times be ancillary to the Key Responsibilities set forth herein and may be performed for the Brokerage only when they do not interfere with the employee's primary duties. Key Responsibilities 1. The Company - Client Relations and Investor Services 1.1 Client Relationship Management a) Serve as senior-level liaison for Japanese real estate investors regarding U.S. property performance and operations.
b) Provide timely reporting, consultation, and strategic guidance to support investor decision-making.
c) Ensure clear and consistent bilingual communication (English/Japanese) with investors, the parent company, and internal teams. 1.2 Property Operations Oversight a) Oversee coordination with third party property management companies regarding rent negotiations, maintenance issues, tenant matters, and vendor relations.
b) Review and verify monthly property management, financial, and operational reports.
c) Manage cash flow monitoring, reserve tracking, and remittance support.
d) Oversee property operations across multiple U.S. markets. 1.3 Investor Sales and Consulting Support a) Coordinate investment consulting for Japanese investors in property acquisitions and dispositions.
b) Support sales processes for large scale development and acquisition projects.
c) Review purchase agreements, disclosures, due diligence materials, and related documents, providing translation and clarification as needed.
d) Communicate with brokers, lenders, legal counsel, and accounting professionals to facilitate transactions. 1.4 Internal and Cross-Border Coordination a) Lead communication with the parent company's overseas division, providing reports, operational updates, and project documentation.
b) Coordinate with Company management on cross-border matters related to investor services, property operations, and financial reporting.
c) Support accounting operations including monthly P&L review, balance sheets, and cash flow tracking. 1.5 Supervision a) Supervise Client Relations Managers, assigning tasks, reviewing performance, and ensuring quality of deliverables.
b) Provide training, mentoring, and evaluation for assigned staff.
c) Oversee workflow planning and ensure alignment of staff duties with Company operational priorities. 2. The Brokerage - Licensed Sales Agent and Transaction Coordinator Duties 2.1 Transaction Coordination (TC) a) Perform TC services for Brokerage transactions under the supervision of the Vice President.
b) Manage transaction files including disclosures, compliance documents, escrow instructions, timelines, and closing deliverables.
c) Maintain strict adherence to California real estate legal requirements and Brokerage policies. 2.2 Licensed Sales Agent Activities a) Act as a Sales Agent for the Brokerage as permitted by Company policy.
b) Support listing, buyer representation, and related brokerage activities as assigned and aligned with the commission structure set forth in the Offer Letter.
c) Engage with buyers, sellers, cooperating brokers, escrow officers, inspectors, and vendors during brokerage transactions. 2.3 Reporting and Operational Support a) Provide weekly and monthly updates to the Vice President regarding sales pipeline, TC workload, and transaction status.
b) Coordinate with accounting and operations teams to ensure timely file completion and commission processing.
c) Support operational needs including reporting, compliance oversight, and file audit preparation. Prioritization of Duties a) Primary duties for the Company and TC duties for the Brokerage take precedence over discretionary commission-generating activities.
b) Brokerage work must not interfere with or delay core operational responsibilities.
c) In the event of workload conflicts, competing deadlines, or peak periods, priority will be determined by management depending on the nature of the duties.
d) The scope of responsibilities may be reviewed and adjusted at the Company's sole discretion as business needs evolve. Other Responsibilities a) Maintain strict confidentiality and comply with Company policies including Business Ethics, Conflicts of Interest, and Outside Business Activities.
b) Support special projects, corporate initiatives, and cross-functional assignments as requested.

- Bachelor's degree in business, real estate, finance, or a related field required.
- Active California real estate license required.
- Minimum 5 years of professional experience in real estate, property management, or related client service roles.
- Experience managing residential or investment properties in the U.S., including coordination with property management companies, contractors, and vendors.
- Ability to review and interpret monthly property management and financial reports, and prepare investor-facing summaries and communications in both English and Japanese.
- Strong understanding of income and expense analysis for investment properties.
- Experience supporting real estate investment consulting, including assisting clients through property acquisition, sales, and transaction coordination processes.
- Familiarity with reviewing contracts, due diligence documentation, and collaborating with legal, financial, and real estate professionals in cross-border transactions.
- Strong negotiation and coordination skills, including experience interacting with owners, tenants, contractors, and vendors.
- Working knowledge of financial reporting concepts, including the ability to interpret cash flow information and property performance metrics.
- Excellent interpersonal communication skills and the ability to work effectively in bilingual and multicultural environments.
- High level of organizational skills with the ability to manage multiple priorities and meet deadlines.
