People Business Partner

Job Summary The People Business Partner role will be a creative business problem solver responsible for the development and delivery of innovative people solutions. The role will execute the talent agenda in support of all business objectives and the strategic direction of AIR Communities. This generalist position emphasizes onboarding, offboarding, team member relations, people operations, data maintenance, and leader coaching and development. It offers the opportunity to innovate in a fast‑paced, entrepreneurial organization and act as a partner to leaders, promoting our culture and values and driving people decisions with a transparent approach. The candidate will help navigate complex challenges, solve problems, and work across multiple teams. Essential Functions Build relationships with leaders and team members to offer thought leadership, people strategy, and execution in a fast‑paced and growing business. Provide input and influence on strategic direction by serving as a trusted advisor to various teams on a wide variety of issues. Work closely with management and team members to improve work relationships, build morale, and increase productivity and retention. Provide HR policy guidance and interpretation to the Senior Leadership Team. Partner with the larger People team regarding complex organizational design changes. Act as a trusted advisor and credible source of information for leaders and team members. Support leaders with employee relations, employee development, performance improvement plans, terminations, documentation, and internal investigations. Support the talent acquisition process by preparing and modifying job descriptions, partnering with the recruiting team, and initiating and supporting compensation market data analysis. Support the Risk Management team in processing workplace injuries, workers' compensation administration, and reporting requirements. Manage onboarding and exit surveys, aggregate themes, and provide actionable recommendations to enhance the team member experience. Partner with the People team to build and execute key development programs and initiatives, including assessments and training. Partner with Learning and Development to build, enhance, and grow career pathing, planning, and development for team members. Support year‑end compensation cycle, talent reviews, and promotions. Leverage analytics to review trends and inform solutions, programs, and policies. Maintain knowledge of legal requirements related to day‑to‑day management of teams to reduce legal risks and ensure regulatory compliance. Qualifications Exceptional communication skills to present, discuss, and explain complex information to employees. Excellent client service skills and ability to partner with multiple, diverse stakeholders. Strong change‑management skills with the ability to drive organization, process, and technology change. Strong team player with the ability to multi‑task and meet deadlines while thriving in a fast‑paced work environment. Superb analytical and problem‑solving skills. Outstanding verbal and written communication skills. Industry experience in real estate, preferably multi‑family. Strong people‑management skills with high EQ. Ability to lead projects including building timelines, communication plans, and facilitating discussions with attention to detail. Ability to use data and analytics to address problems and make decisions that improve overall organizational health. Strong proficiency in all MS Office products, including knowledge of HRIS‑related software. Education Bachelor’s degree in business or a related area. Minimum 5 years of generalist experience advising business units on people and culture matters, including employee relations, performance management, compensation, talent management, and recruitment. Preferred HR Certification such as PHR, SPHR, SHRM‑CP, or SHRM‑SCP. Benefits Expected base salary of $95,000–$125,000 + annual bonus . Base salary plus annual bonus.
