We're looking for an experienced, detail-driven Transaction Coordinator to manage our deals from executed contract through closing across buyer, seller, and lease transactions. You'll be the organizational backbone that keeps every file on track, compliant, and moving forward.## The 5 Things We're Really Looking For* **Exceptional attention to detail.** Deadlines, documents, and dollar amounts have to be right every time — this is the heart of the role.* **Texas contract knowledge.** You understand option periods, financing and appraisal deadlines, title, and the paperwork that keeps a deal compliant.* **Proactive communication.** You keep agents, clients, lenders, and title in the loop before they have to ask.* **Organization under pressure.** Multiple files, multiple deadlines — you stay calm, tracked, and ahead of schedule.* **Ownership mentality.** You treat each transaction like it's your own and follow through to the keys.## Buyer Transactions — What You'll Manage* Deliver final contract, earnest and option money to title; obtain and circulate receipted contract to all parties* Intro call with client; send intro email with all deadlines and add to calendar (option, earnest/option delivery, HOA docs, survey, financing, closing)* Schedule inspections and provide the client a list of companies; send contract to lender* Send deadline reminders to the agent; circulate the final negotiated amendment to buyer, lender, and title* Confirm the appraisal is ordered and tracks to value; ensure repairs are completed per amendment* Receive and review title commitment; order home warranty if needed* Confirm the CD goes out 3 days prior; schedule closing and notify all parties (time, location, two forms of ID)* Review HUD with agent and client; submit compliance paperwork; ensure keys and home info are at closing## Seller & Listing Transactions — What You'll Manage* Intro call with seller; explain the listing process, photos, staging, sign and lockbox* Coordinate sign and lockbox delivery and pickup; order photos, stager, or pre-inspection if needed* Enter the listing into MLS, upload photos and all disclosures (seller's disclosure, survey, T-47, energy audit)* Create front and back flyer for agent approval; coordinate open house and property tour* Review listing paperwork for completeness and obtain missing signatures* Manage contract-to-close once under contract, with the same deadline tracking as the buyer side## Lease & Tenant Transactions* Coordinate lease transactions across tenant representation, buyers, and landlords — including lease compliance, invoice creation, and document management
