The Maintenance Supervisor will report to the Community Manager. This is a non-exempt position with a Monday through Friday work schedule. Some flexibility will be required to accommodate the occasional need to work overtime, weekends, and for on-call maintenance emergencies. We offer a competitive salary of $29.00 per hour. The Maintenance Supervisor will be required to reside at the Community to meet USA Multifamily Management Inc.'s legal obligation to provide on-site maintenance personnel. An on-site 2-bedroom apartment will be provided at no charge.Essential Duties and Responsibilities:The duties listed below are intended only as illustrations of the various types of work that could be performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this position.Manages overall maintenance of the community and is responsible for the timely completion of work orders using electronic work order management system.Supervises, trains and supports maintenance team members in aspects of property maintenance and curb appealEnsures all major repairs are brought to the attention of the Community ManagerOpen to input from others, while able to produce results with little direction; by balancing personal success while supporting and encouraging other team members.Ability to take initiative, work collaboratively with others as well as independently.Consistently produces quality work while upholding maintenance and safety standards.Routinely holds subordinates accountable for their actions to maintain goals and timelinesAdapts easily to new changes in the workplace at all timesConducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.Maintains and communicates HAZCOM standards; keeps SDS sheets current and readily accessibleMaintains thorough knowledge of pertinent laws and EPA/OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and refrigerantsChecks and replace exterior lighting on a regular basisMaintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanoutsSupervise, support and schedule periodic maintenance property walks and recurring apartment inspections.At the direction of the Community Manager, the Maintenance Supervisor is responsible for all tasks related to work being completed by a third-party vendorUnderstands the budget for all maintenance-related GL codesMaintains an inventory of supplies and enters purchase orders for monthly suppliesMaintains a schedule of maintenance projects (for example annual inspections) to ensure that necessary supplies are ordered and on-hand when the project is executedProactively makes suggestions to complete maintenance tasks efficiently without sacrificing the quality of workIdentifies and leverages the strengths of each employee to maximize their value to the organization, completes regular performance reviews along with a formal annual performance appraisal for each maintenance team member and provides appropriate disciplinary action as needed.Ensures each employee is trained in the specific skills required to complete her/his job, using available resources.Required Skills:At least two (2) years of experience in maintenance, preferably with apartment maintenanceComputer skills in Microsoft Word and Microsoft ExcelValid Driver's license and reliable transportationExperience & Education:Supervisory experience in maintenance (preferably in an apartment community setting)Plumbing and electrical repairsLight carpentryGlass and screen replacementsUnit turnsPaintingCleaningTo Apply:Attach resume to online applicationUSA Multifamily Management, Inc. is a drug-free workplace and is an equal opportunity employer.Equal Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
