Executive Director

$100k - $115k

Cohere

Description Executive Director Mariposa | Rio Rancho, NM $100,000–$115,000 + Up to 10% Annual Bonus + Comprehensive Benefits + 16 Paid Holidays Hiring range based on experience, skills, and qualifications. Collaboration. Authenticity. Connection. Balance. At Cohere, we believe community is the most valuable amenity. We do more than manage communities—we help create places where people connect, belong, and thrive. By partnering with some of the nation's most innovative master-planned communities, we create places residents are proud to call home and where meaningful relationships flourish. We’re looking for an Executive Director to lead Community Life at Mariposa in Rio Rancho, New Mexico, an established community of approximately 900–1,000 homes with future development anticipated to bring continued growth. This role calls for a strong people leader and community connector who can build trust, develop a team, strengthen partnerships, and confidently move both day-to-day operations and larger community projects forward. The Executive Director will work closely with residents, board members, the developer, vendors, and the on-site team while providing overall leadership for community operations, governance, engagement, communications, facilities, and financial performance. These areas of ownership are also central to the underlying job description. This is an opportunity for a leader who listens first, brings people together, holds others accountable with respect, and turns complex needs into thoughtful action. If you’re a confident, collaborative leader who knows how to build relationships, develop people, manage competing priorities, and create momentum in a community, we’d love to meet you. Why People Choose Cohere The best communities are built by people who feel supported, valued, and empowered to do their best work. That's why we invest in benefits, time away, and professional growth that help our team members thrive both personally and professionally. Highlights Include: Medical coverage available on your first day Employer-paid dental coverage Vision coverage 401(k) retirement plan Employer-paid Life Insurance, AD&D, and Long-Term Disability coverage Pet insurance options Employee Assistance Program with mental health, financial, legal, and family support resources Travel assistance and identity theft protection Complimentary will preparation services Generous paid time off 16 paid holidays each year, including a Birthday Day and Volunteer Day, in addition to PTO Professional development and growth opportunities What You'll Do Lead the Community Provide overall leadership for community operations, governance, resident engagement, communications, amenities, facilities, and community programs. Develop and execute strategic priorities that support the community’s current needs and long-term growth. Balance day-to-day operational demands with larger community initiatives and projects. Serve as a trusted resource for problem-solving, decision-making, and recommendations on matters affecting the community. Build Trust & Strong Partnerships Develop trusted relationships with residents, board members, developer partners, vendors, and other community stakeholders. Maintain consistent, professional communication while navigating different perspectives, priorities, and expectations. Listen actively, ask thoughtful questions, and approach concerns from a facilitator mindset rather than simply providing a yes or no. Communicate difficult decisions with clarity and respect while helping identify practical alternatives whenever possible. Build relationships with local organizations, public agencies, schools, civic groups, and other partners that can contribute to the community. Lead & Develop the Team Lead, coach, and develop team members with varying levels of community-management experience. Establish clear expectations, priorities, and accountability while maintaining a supportive and people-centered leadership approach. Create an environment where team members feel trusted, supported, challenged, and motivated to grow. Help the team remain focused and productive while ensuring resident and stakeholder concerns receive thoughtful attention. Build stability within the team and support long-term retention and professional development. Drive Projects & Operational Excellence Lead community projects from assessment and prioritization through coordination, execution, and follow-through. Develop a strong understanding of existing maintenance, facilities, and operational needs and establish clear priorities for moving work forward. Manage multiple projects and operational priorities simultaneously while maintaining visibility, communication, and accountability. Establish and maintain strong vendor partnerships, including clear scopes of work, performance expectations, ongoing oversight, and accountability for results. Ensure vendors and service partners deliver responsive, high-quality, and cost-effective service. Manage Financial Performance Develop annual budgets and operating plans aligned with community priorities. Monitor financial performance and make thoughtful recommendations regarding community resources and expenditures. Maintain strong financial discipline while balancing operational needs, projects, service expectations, and long-term community priorities. Provide clear reporting and insight to board members, developer partners, and internal leadership. Strengthen Community Connection Create opportunities for residents and stakeholders to participate meaningfully in community life. Encourage collaboration, volunteerism, and shared ownership of the community experience. Build consensus across differing perspectives and help stakeholders work toward thoughtful, mutually beneficial solutions. Serve as a visible, approachable, and trusted leader within the community. What We're Looking For Minimum of 10–15 years of experience leading, coaching, mentoring, developing, and evaluating Directors, Managers, supervisors, or other professional staff required. Significant senior leadership experience within community operations, governance, community development, community-based organizations, nonprofit management, or related environments. Experience leading within a large-scale master-planned community strongly preferred. Demonstrated ability to lead complex operations while balancing strategic priorities, stakeholder relationships, financial performance, and team development. Strong financial acumen, including experience developing and managing budgets. Experience working with boards, developer partners, residents, volunteers, and other community stakeholders. Strong facilitation, communication, consensus-building, and conflict-resolution skills. Ability to manage competing interests and guide stakeholders toward thoughtful, mutually beneficial solutions. Proven ability to develop strategic plans and successfully execute against established priorities. Strong organizational, decision-making, problem-solving, and follow-through skills. Excellent written, verbal, interpersonal, and public-speaking skills. Collaborative leadership style with the ability to motivate and develop high-performing teams. CAI CMCA or PCAM designation preferred. College degree preferred. Real estate and/or community development experience beneficial. Experience working with municipal government or public agencies beneficial. Marketing, communications, or public relations experience beneficial. Experience working with volunteers, committees, clubs, or neighborhood groups beneficial. Additional Requirements Ability to work a flexible schedule, including evenings, weekends, and some holidays as community needs require. Valid driver's license, acceptable driving record, and reliable transportation. Ability to frequently lift and/or move up to 30 pounds and remain on your feet for extended periods.
