• Salary range: $95,000–$118,000 annually, depending on experience and qualifications.
• 100% in-office at 3541 W Miller Road, Garland, Texas 75041

Mechanical Partners, Inc. (MPI) is seeking an experienced Commercial Plumbing Project Manager  to lead plumbing construction projects throughout the Dallas-Fort Worth market. This role is centered on  commercial plumbing project management. Strong HVAC project experience is a significant advantage,  especially for candidates who have successfully managed projects involving both plumbing and HVAC  scopes. 

THE OPPORTUNITY: Own projects from estimating turnover through final closeout while  protecting margin, anticipating risk, coordinating field execution, and strengthening customer  relationships. 

What You Will Lead: 

• Commercial plumbing projects from estimating turnover through construction, commissioning,  closeout, warranty transition, and final payment. 

• Multiple active projects, with clear control of schedules, budgets, procurement, documentation, and  customer expectations. 

• Preconstruction and project-planning meetings, including assigned responsibilities, tracked action  items, and timely follow-through. 

• Regular jobsite reviews of progress, quality, coordination, staffing, material status, schedule, safety  conditions, and overall project performance. 

Project Management & Execution: 

• Review estimates, proposals, bid scopes, drawings, specifications, addenda, inclusions, exclusions,  labor units, vendor quotations, and contract requirements before establishing project budgets. • Develop and maintain project schedules, procurement schedules, equipment-release schedules,  submittal logs, and short-term look-ahead schedules aligned with the general contractor's master  schedule. 

• Manage RFIs, submittals, procurement logs, equipment releases, meeting records, coordination  requirements, and other project documentation using MPI's established processes and technology  platforms. 

• Understand and administer applicable subcontract and upstream contractual requirements while  protecting MPI's contractual and financial interests.

Financial & Commercial Management: 

• Maintain accurate project budgets, commitments, cost-to-complete forecasts, labor projections,  cash-flow forecasts, billing status, change-order logs, and projected final margins. • Monitor project costs and labor productivity, identify unfavorable trends early, and implement  corrective action. 

• Prepare and manage monthly pay applications, stored materials, approved changes, retainage,  underbilling, accounts receivable, and other project cash-flow matters. 

• Identify, document, price, submit, negotiate, and track change orders, including supporting labor,  material, equipment, schedule-impact, and contractual-notice documentation. 

• Establish and administer subcontracts, purchase orders, major equipment purchases, and material  buyouts consistent with project scope, budget, and schedule. 

Field Leadership & Coordination: 

• Partner with General Superintendents, Superintendents, Foremen, and project teams to develop  manpower plans, installation sequences, productivity expectations, quality standards, and schedule recovery strategies. 

• Coordinate plumbing work with HVAC, electrical, structural, architectural, and other project trades.  Hands-on experience coordinating both plumbing and HVAC scopes is strongly preferred. • Support safe project execution and promptly escalate significant safety, cost, schedule, design,  customer, collection, or contractual concerns. 

• Coordinate testing, inspections, start-up, commissioning, punch-list completion, as-built  documentation, O&M manuals, warranties, training, and final closeout. 

Customer & Project Communication: 

• Serve as a primary project contact with general contractors, owners, design teams, vendors,  subcontractors, and other project stakeholders. 

• Lead project communication and conflict resolution while maintaining professional working  relationships and protecting MPI's interests. 

Qualifications: 

• 5+ years of progressively responsible commercial construction experience in project management,  project engineering, estimating, field supervision, or a comparable role. 

• Demonstrated commercial plumbing construction experience; direct management of commercial  plumbing projects is highly preferred. 

• HVAC construction and project management experience is a major plus. Experience managing  combined Plumbing/HVAC or broader MEP scopes is highly valued. 

• Strong working knowledge of construction drawings, specifications, contracts, schedules, project  accounting, change management, billing, procurement, and closeout. 

• Bachelor's degree in Construction Science, Construction Management, Mechanical Engineering, or  a related field is preferred but not required. Relevant commercial construction and field experience  may substitute for formal education. 

• Strong organizational, analysis, communication, negotiation, judgment, and problem-solving skills,  with the ability to identify project risks early and take ownership of solutions. 

• Valid driver's license and ability to travel regularly to project sites throughout the Dallas-Fort Worth  area.
