We simplify Due Diligence, Transitions, Utilities, Facilities services, and Capital Management, and strengthen Vendor partnerships so associates feel supported, clients feel confident, and residents feel at home.ResponsibilitiesWalk project sites to create detailed scopes of work for client evaluation and contractor biddingCreate and maintain project plans, budgets, and schedulesRepresent RPM Living in professional communications amongst clients, contractors, subcontractors, vendors, and other RPM departmentsManage the bidding and contracting process for each scope of work from initial concept through bidding, review, selection, and contractingOversee contracted work from mobilization through final acceptance and closeoutConduct site visits to oversee contractors, inspect work in progress, create a punch list, attend meetings, and perform other assorted on-site tasksCreate and update all trackers needed to coordinate workManage the overall financial status of the capital work, including invoice collection, generating draws, submitting funding requests to the client/lender, and ensuring payments are madeEducation and ExperienceAssociate's degree or equivalent from a two-year technical school. Experience may substitute for educationThree years of Multi-family Management Construction Services experienceKnowledge of project management methodologies, tools, and techniquesKnowledge of Microsoft Office Suite, Project Management, and AdobeSkilled in project management software (e.g., Microsoft Project, Asana, Trello) and Microsoft Office SuiteSkilled in risk identification, assessment, and mitigation strategiesSkilled in managing time effectively to ensure the timely completion of project tasks and milestonesAbility to manage multiple projects simultaneously and work effectively under pressureAbility to lead and motivate project teams, ensuring alignment with project goals and objectivesAbility to think strategically and align project goals with broader business objectivesAbility to make informed decisions quickly and effectively under pressureAbility to communicate effectively verbally and in writingQualificationsPhysical Requirements:Must be able to walk, stand, climb stairs or ladders, and access various areas of the propertyMay be required to sit or stand for extended periods of timeMust be able to see to perform inspections, read blueprints and schematics, and read computer screensMust be able to hear and understand verbal communications in person and over the phone or computerMay occasionally be required to lift or carry items such as files or office supplies weighing up to 25 poundsMust be able to operate a computer, keyboard, mouse, and other office equipment.Work Environment:Position is approximately 40% office & 60% field-based.
