Regional Manager

Overview Avanath is a property management company focused on affordable housing for the workforce. The Regional Manager has broad operating latitude and decision-making responsibility for the management of a significant real estate portfolio, supporting our brand and reputation, and focusing on consistent excellence in service to residents, guests, and communities. The role provides expertise and management to acquisition, due diligence, lease up, and capital improvements strategies within our management platform and overall property operations. The successful Regional Manager will contribute to the oversight of systems, ensuring quality procedures and training, with a focus on continual improvement in efficiency, technology, and support of our teams. The Regional Manager also fosters high company morale and must promote ethical and fair rental and management practices across communities. The Regional Manager creates an atmosphere that supports the satisfaction and well-being of all people at the communities, including fellow team members and residents, consistent with company goals and objectives. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Qualifications 5+ years of experience in a community management position is highly desired. 7+ years in multifamily experience; affordable housing experience preferred. Lease Up / New Development experience where required. Intermediate skill level with Microsoft Office Suite (Word, Excel, PowerPoint), property management systems, Internet, and email. Knowledge of LIHTC and Tax Credit/Bond/conventional qualifications preferred depending on regional needs. Frequent travel within region as well as regional corporate and industry travel required. Strong interpersonal skills and strong verbal and written communication skills. Ability to interact effectively with residents, housing/tenant associations, senior executives, vendors, community team members, and investor contacts as needed. Ability to work well under time constraints and multi-task. Key Accountabilities Fiscal Accounting Assist in developing and executing the region's operational budgets. Prepare and review monthly operating statements for accuracy, budgets-to-actual variances, and bottom-line cash flow control. Produce reports and monthly financials in alignment with Avanath’s operational protocol. Maximize operating efficiency and financial performance by developing strategic plans for enhanced performance. Assist in developing the region’s collections and implement a system to achieve rent delinquency targets. Oversee large capital projects and communicate across departments as applicable. Prepare and submit subsidy vouchers where applicable. Visit the communities in the assigned portfolio a minimum of 3-4 times per week. Manage up to 10 sites and a diverse workforce. Direct and support personnel and performance at each site, including coaching and staffing decisions. Collaborate with back office and corporate functions (compliance, finance and accounting, asset management, capital projects, HR) as needed. Assess and complete the team’s performance annually and identify opportunities for development when performance or cultural concerns arise. Set clear goals to drive higher performance and respond to team member concerns, maintenance issues, resident problems, security breaches, or emergencies. Coordinate on-site operations including budget implementation, compliance, vendor relationships, contractor workmanship, rent collections, and accounts payable to ensure smooth property operations. Resident Relations & Customer Service Maintain positive interaction and communication with residents regarding operational concerns and community initiatives. Refer residents to appropriate services and agencies as needed. Assist in creating systems that provide essential services to residents, including prompt acknowledgment and action to correct complaints. Adherence to PM Rules, Regulations and Guidelines Respond to potential housing violations and liability concerns promptly and transparently.
