Real Estate Representative

Location: Field Based- South Central Region Travel: As needed to support assigned markets Build the Real Estate Pipeline Behind Murphy USA’s Growth Murphy USA is growing—and our Real Estate team plays a critical role in identifying the locations that will shape our future. We are looking for a Real Estate Representative to help identify, evaluate, negotiate, and secure high-potential sites for new Murphy USA convenience stores. This is a highly collaborative, market-facing role for a real estate professional who enjoys finding opportunities, building relationships, evaluating deals, and moving transactions from initial concept through closing. You’ll work closely with brokers, developers, property owners, project teams, consultants, and Murphy USA leadership to turn real estate opportunities into successful new store locations. What You’ll Do with Manager Oversight Identify and evaluate potential land and real estate opportunities aligned with Murphy USA’s growth strategy. Analyze proposed purchase and lease locations to assess market potential, site characteristics, and overall deal viability. Build and maintain a pipeline of prospective sites within assigned markets. Build & Manage Broker Relationships Manage relationships with external brokers and real estate partners who support Murphy USA’s site identification strategy. Develop strong networks within assigned markets to uncover off-market and emerging opportunities. Partner with local developers, property owners, public officials, retailers, and other stakeholders who can help identify future development opportunities. Present Opportunities & Recommend Decisions Prepare compelling site packages and recommendations for presentation to Murphy USA’s Real Estate Committee. Clearly communicate the strengths, risks, economics, and strategic value of proposed locations. Partner with leadership to advance viable opportunities through the approval process. Lead Negotiations & Manage Deals Lead or oversee negotiations for the purchase or lease of prospective locations. Manage contractual deal terms and maintain strong relationships with property owners and other transaction stakeholders. Coordinate the transaction from initial negotiation through closing, ensuring key milestones and deadlines are met. Identify and address potential issues that could impact the transaction or development timeline. Partner Across the Business Collaborate with Network Planning, Development, Construction, Legal, Environmental, and external consultants to ensure real estate transactions support successful store development. Serve as a key real estate partner throughout the development process. Ensure projects and transactions remain aligned with Murphy USA standards, strategic priorities, and timelines. Own the Details & Keep Projects Moving Maintain accurate and timely project and transaction information in Murphy USA’s project management systems. Provide clear updates, reporting, and market intelligence to project teams and leadership. Monitor deal activity and proactively communicate risks, opportunities, and next steps. What You Bring Bachelor’s degree in Real Estate, Business, Finance, Marketing, or a related field, or equivalent combination of education and experience. 3–8 years of relevant real estate experience , preferably in commercial real estate, retail development, site selection, acquisitions, leasing, or a related field. Experience evaluating real estate opportunities and managing transactions from initial identification through closing. Strong negotiation, analytical, communication, and relationship-building skills. Ability to evaluate opportunities from both a strategic and financial perspective. Strong organizational skills and the ability to manage multiple transactions and priorities simultaneously. Confidence working with brokers, developers, property owners, public officials, senior leaders, and cross-functional teams.
