Technical Senior Specialist

Technical Senior Specialist JPI has an exciting opportunity for a Technical Senior Specialist to join our Operations Support Center team located in Dallas, TX. The Technical Senior Specialist will be responsible for assisting in proactively assessing future risks of each project to the Operations team and communicating those with the OSC Team. The position will report to the Technical Lead. Essential Functions & Responsibilities Responsible to Review and finalize plans and maintain active day to day involvement with OSC Team Track and Ensure trade specific PreCon onsite meeting agendas to the Site Construction Managers to ensure Plan adherence. Track and resolve construction issues from field "tickets" in timely and complete manner Responsible for Leading execution risk assessment and developing Plan B's Ensure the de-risking process is complete with all necessary RFI's/ASI's resolved in timely manner. (Maintain 30 days of clear runway without RFI delays) Monitors dashboard daily for trends impacting the Plan, diagnose the root cause and directs OSC resource support and realignment on subcontractor performance both on completion and corrective items. Communicates OSC support of wet weather mitigation pre-planning efforts and implementation Utilize digital technology by reviewing technology information captures as directed to solve technical issues affecting the project Tracks and Ensures the Day 1 Startup checklist is completed on NTP day Complete submittal and shop drawing approvals Create and manage a project specific submittal log. Review and compare submittals, samples and shop drawings to specifications, clarifications and drawings. Upload and Track submittals, samples and shop drawings to Procore. Ensure submittals are reviewed within the contracted consultant response time. Assign appropriate consultants to each submittal. Review responses to submittals and ensure trade partner is aware of any comments. Accountable for Managing RFI Process Maintain RFI urgency log daily and ensure consultants are working on correct RFI priorities. Work Directly with Operations team to draft and submit RFI's Manage that RFI's are answered promptly and by correct consultants. Ensure RFI's are distributed to appropriate subs. Inform the Commercial Lead of RFI's with potential costs attached. Accountable for Complete AHJ precon Ensure that the project turnover phasing and sequence will be approved by the jurisdiction and make any plan resequencing as necessary to accommodate AHJ requirements. Ensure the Fire inspector startup requirements are aligned with phasing and OPC plan Ensure 3rd party consultants are contracted with appropriate inspection type and frequency per the plan minimum or minimum JPI standard whichever is greater. Usher AHJ through 3rd party inspection adoption (BV or similar) Ensure that Submittals are reviewed and approved for installation per plan Responsible to Support CO review process Coordinate with the Site Construction Manager to verify change order work is valid. Manage change order disputes. Expectations Act as a representative and advocate of JPI's culture and guiding principles 5 day (Monday-Friday) Physical Co-location Daily Collaboration Thorough knowledge of daily on-site activities Review and finalize plans and maintain active day-to-day involvement with OSC team The Taktical Control Lead will provide the Takt sequence and pod layout. Pre-construction meetings should be conducted with trades to gather input on the labor requirements for each trade during each phase to keep the project on schedule. Maintain regular communication with the Resource Lead to ensure that subcontractor labor is consistently available to meet project milestones. Maintain open communication with the Taktical Control Lead on OPC changes, updates and plan b's. Lead execution risk assessment and develop Plan B's Identify chokepoints and risks in the proposed construction takt plan. Seek feedback from the Construction Manager and OSC Manager to develop corrective actions or alternative strategies to keep the construction plan and schedule on track. Insert Procedure. This enables the OSC team to adapt and maintain the construction schedule and duration. The Digital Lead is responsible for setting up and updating all digital platforms for the project. The Technical Project Lead should seek input from consultants on technical issues identified through digital technology to address these problems. Develop Plan B solutions to mitigate risks and keep the project on schedule. Engage the OSC and Construction Manager in overseeing digital conflicts and Plan B scenarios, and ensure they communicate updates to subcontractors to ensure alignment with the revised plans. Complete submittal and shop drawing approvals Develop a project-specific submittal log based on contracted subcontractors, project drawings, specifications, and clarifications. Subcontractors will provide the required documents for review. Consultants will be assigned to review these submittals in accordance with the project's drawings and specifications. The Commercial Specialist will create and oversee the submittal log, ensuring all submittals are reviewed against the plans and specifications. The Specialist will upload submittals into Procore, assigning them to the appropriate consultants with set review timelines. Then, will ensure that consultants adhere to the standard response times specified in the contract. Submittals will either be approved or returned for revision and resubmission back to the subcontractor. Subcontractors may proceed with material procurement and fabrication only after receiving approval of their submittals. Manages RFI Process RFI questions are initiated by subcontractors, digital efforts, and design value engineering (VE) processes. The Technical Project Lead collaborates with the Site Construction Manager to draft the RFIs. Each RFI is created in Procore, including a description and supporting documentation to ensure consultants have all the necessary information for an accurate response. The Technical Project Lead oversees the timely resolution of RFIs and ensures that closed RFIs with appropriate responses are distributed to all relevant parties. If an RFI results in cost implications, the Technical Project Lead informs the Commercial Lead to document these costs in a change order. Support CO review process Subcontractors submit change orders for additional work with associated costs. The Technical Project Lead must verify that the change order pertains to work outside the current scope and is associated with a project RFI or additional request from the Construction Manager. Once the change order has been reviewed and validated, the Technical Project Lead sends it, along with supporting documentation, to the Commercial Lead for submission through Procore for review and approval and notify the site construction manager to proceed. Proven experience in an executive support role or similar position. Excellent organizational and leadership skills. Strong interpersonal and communication abilities.
