Leasing Professional - 700 River (Downtown Highrise)

Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, process applications, perform credit screening and criminal background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure they are move‑in ready; schedule any outstanding items with the maintenance team. Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans to sustain occupancy; follow established policies related to concessions, specials, and other programs. Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, use internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and follow other community‑specific marketing plans and programs. Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure that the community and show units meet the Company’s standards for show quality: inspect the marketing corridor and leasing tour; communicate maintenance and upkeep needs; present a physically appealing show unit. Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, telephone calls, or other contacts; finalize decisions to lease and/or renew. Execute and support the community’s lease renewal program by preparing renewal letters, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns and questions; take action to solve problems and document requests. Required Licenses or Certifications All licenses or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects; crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance. Travel occasionally to assist other properties, attend training, meetings, or other work‑related situations. Work a flexible schedule, including evenings, weekends, and holidays. Compensation The hourly range for this position is $23.00–$25.00. Additional Compensation In addition to the base salary, this role may be eligible to participate in quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonus programs (onsite property positions) based on individual and company performance.
