Maintenance Supervisor - Lakes of Columbia Job Category: On‑Site Maintenance Requisition Number: POSTI004092 Location: Lakes of Columbia, 1422 Club House Drive, B‑101, Columbia, TN 38401, USA Employment Type: Full‑Time Compensation: $34 – $36/hr + incentive/bonus pay Schedule: Monday – Friday 8:00 AM – 5:00 PM, on‑call rotation every other week with additional pay We are looking for a Maintenance Supervisor for our Lakes of Columbia location. This community has 154 units and is conveniently located off Bypass 412, just 10 minutes from downtown Columbia, TN. As the Maintenance Supervisor, you are responsible for all general maintenance of the apartment community, including routine and preventive maintenance, turnover maintenance, and other duties to maintain the property. Responsibilities Conduct repair of the building exterior, grounds, mechanical systems, plumbing systems, etc. Establish, assign and maintain schedules for routine maintenance, landscaping, cleaning, painting, turnover work, etc. Implement and follow a preventive maintenance program. Supervise all contract work and payments to ensure quality of the work completed. Ensure vacated apartments are in “make ready” condition for showing and renting. Serve as on‑call emergency maintenance contact as scheduled at night or on weekends and ensure compliance of staff. Operate property within established budget and notify Community Manager of any expected variations. Keep ongoing and updated inventory of property tools, furniture, and accessories. Attend, when possible, all trade association meetings and seminars. Minimum Qualifications 3+ years of general maintenance experience. 6+ months in a multi‑family or institutional work order environment. High school diploma or equivalent strongly preferred; college‑level/trade school preferred. EPA License and CPO Certification required. Preference for candidates with certifications such as CAMT, boiler license, electrical, plumbing, first aid, etc. Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment, and other community systems.
