As a Senior Director, Legal Real Estate, you will lead a team of experienced attorneys responsible for supporting Dollar Tree's aggressive store growth strategy, complex leasing transactions, construction initiatives, and real estate operations.About Your RoleAs a Senior Director, Legal Real Estate, you will be part of a Legal team providing strategic leadership and legal oversight for a broad range of real estate matters supporting Dollar Tree's expanding store portfolio. Reporting to the Vice President, Legal Real Estate, you will direct a team of experienced real estate attorneys responsible for negotiating and managing a high volume of complex retail lease transactions and providing legal counsel across construction, property management, acquisitions, dispositions, and real estate dispute resolution.You will work closely with Real Estate Leasing, Construction, Property Management, Finance, and other Legal Real Estate leadership teams to ensure legal risks are effectively managed while supporting the company's growth objectives and operational needs.Your Day-to-Day ResponsibilitiesLeadershipLead, mentor, and develop a team of experienced in-house real estate attorneys responsible for supporting Dollar Tree's real estate growth initiatives and existing portfolio of stores.Foster a collaborative, solutions-oriented culture focused on delivering exceptional client service to internal business partners.Leasing & AcquisitionsContribute to the preparation, review, and execution of a high volume of complex retail leases, acquisition related documents, and related real estate agreements. The Senior Director will be expected to individually negotiate lease and acquisition related transactions in addition to managing its team.Provide counsel to internal business partners and the Senior Director's team on lease negotiation, risk assessment, and dispute avoidance strategies.Support strategic initiatives involving complex real estate transactions.Construction & Property Management SupportServe as a legal advisor to Construction and Property Management teams on matters involving new stores, remodels, maintenance programs, and capital projects.Provide legal support for construction-related contracts and contractor disputes.Advise on lease and other legal issues impacting property management and ongoing landlord-tenant relationships.Strategic Partnership & Continuous ImprovementPartner closely with the Vice President, Legal Real Estate, internal Real Estate leadership, and external partners to enhance legal processes and service delivery.What We're Looking ForRequired QualificationsJuris Doctor (JD) from an accredited law school.Member of the Virginia State Bar or eligible to become licensed in Virginia.Minimum of 10-12 years of experience practicing real estate law, either in-house or with a law firm.Significant experience negotiating and managing commercial real estate leases and related agreements.Demonstrated ability to manage a high volume of complex transactions in a fast-paced environment.Strong business judgment and ability to provide practical, solution-oriented legal advice.Excellent communication, negotiation, and relationship-building skills.Preferred QualificationsRetail real estate experience supporting large multi-site organizations.Construction law experience, including development and construction contracting.Experience leading, mentoring, or managing attorneys and legal professionals.Your Perks and BenefitsEmployee Assistance ProgramRetirement plans with matching contributionEmployee Stock Purchase ProgramEducational AssistanceAccess to PerkSpot, an employee discount platform for goods and servicesAnd much more!Who We Are:At Dollar Tree, we make a difference in the lives of our customers every day by exceeding their expectations and delivering value – it's what our business is built on.
