The Building Equipment Mechanic supports the maintenance and operation of other campus and central plant equipment including but not limited to: high pressure steam systems, Energy Management Control Systems (EMS), condensate return systems, and scientific equipment such as autoclaves. Responds to emergency situations during or after hours to mitigate and/or resolve immediate building concerns or safety issues. Performs all job duties in adherence with University and departmental safety guidelines. Maintains a positive attitude for the team and communicates effectively with colleagues, staff, faculty, and students. Federal, state, or local government directives may impose additional requirements. Requirements Educational Requirements High School Diploma. Preferred completion of a certified apprenticeship program. Experience Requirements 4 years of journey-level experience in building mechanical systems preventative maintenance and repair; and/or completion of a certified apprenticeship training; or an equivalent combination of education, training and experience. Required experience operating shop equipment and tools common to the skilled trade. Required experience and/or certification of training in forklift, lifts and/or boom truck operations. License Requirements Valid Driver License. Certification Requirements Environmental Protection Agency (EPA) Refrigerant Handling Certification, “608 Universal”. Steam Engineer Unlimited License. Special Conditions Hired candidate must successfully pass a background check prior to appointment start date. Must possess or obtain a Valid CA Driver License. Shift work (hours outside standard Mon‑Fri 8‑AM‑5‑PM). Must wear University issued ID badge and uniform. Public Driving Record. Overtime and unscheduled emergency call backs. Minimum Requirements Knowledge of building system coils, shafting and pulleys, valves and piping systems. Knowledge of operation, maintenance, calibration, repair, installation, diagnosis, and inspection of industrial systems, pumps, climate control systems, heat exchange systems and high pressure steam systems. Knowledge and skill working with Energy Management Control Systems (EMS) and other control systems (electronic, digital, analog, mechanical and pneumatic). Skill to install, maintain, and repair various industrial/chemical fume hoods. Skill in proper application of precision measuring and calibration equipment. Knowledge in safe and proper procedures when hazardous materials are suspected. Ability to estimate time, methods, and materials needed from construction documents. Ability to read and understand documents such as complex technical procedures, work instructions, blueprints, plans, manuals, specifications, and diagrams. Ability to communicate and work effectively with co‑workers, supervisors, and the general public, and provide exceptional customer service. Ability to follow verbal and written instructions. Ability to work from ladders or stages at varying heights of up to 25 feet above grade. Ability to lift up to 75 pounds. Ability to perform repetitive lifting, loading, carrying, moving, and manipulating various building materials. Ability to follow safety precautions and utilize appropriate safety devices, equipment, and gear to safely perform physical requirements and duties. Ability to withstand unpleasant sights and smells and frequent exposure to extreme temperature conditions (boiler rooms, steam pits, etc.), wear respirator or other required safety gear, work outdoors in extreme and inclement weather conditions and with dangerous and/or hazardous substances. Ability to prioritize work orders, routine work, and emergency requests. Ability to choose the proper materials or equipment to accomplish work in the most expeditious and safe manner. Preferred Qualifications Basic knowledge and technical skills with computer programs and applications (e.g., Microsoft Word, Excel, Design Cad 2). Knowledge of UC/UCR policies and systems. Ability to work with diverse student, staff, faculty and visitor populations and provide exemplary customer service. Key Responsibilities Building Mechanical Maintenance & Repair: Perform layouts, installations, repairs, inspections, troubleshooting, maintain, and modifications to campus climate control/building mechanical systems, heating/heat recovery systems, dual duct systems, ventilation systems, industrial/chemical fume hoods, air conditioning, cooling systems, hydronic systems and associated components. Maintain and repair air compressors, air handler systems, large and small air volume equipment, heat exchangers, fans and fan motors, pump motors, electronic controls, high pressure steam systems, overcurrent and other equipment projection devices. Operate and maintain all electronic, mechanical, and pneumatic controls. Install and troubleshoot all types of compressors, valves, strainers, steam traps and piping systems (steel, copper, brass, stainless steel, ABS and PVC). Perform preventative maintenance and testing on all building mechanical systems and climate control equipment according to manufacturer and/or campus requirements. Perform brazing and soldering, pipe bending, electrical wiring, plumbing, fabrication and general mechanical repair. Collaborate with other skilled trades and Facilities Services team members to complete minor renovation projects and maintenance projects. Maintain knowledge of building and safety codes, hazardous material handling and disposal. Communicate and customer service: Works with customer and campus personnel to define the nature of the problem, determine appropriate course of action, make recommendations and follow up to ensure resolution and customer satisfaction. Communicate and report to a supervisor and/or staff regarding any potential issues. Shop Support: Maintain working knowledge of the proper and safe usage of building mechanical equipment. Perform computer input within the work order system and maintain accurate documentation of all inspections, testing, and maintenance performed. Clean shop and maintain organization of materials and tools. Account for shop parts/supplies inventory and report supplies needed for restock. Interpret prints, schematics, wiring diagrams, flow charts, and written descriptions of functions and project requirements. Support maintenance projects and programmatic work assignments. Other administrative tasks: Participate in safety and other trainings; complete paperwork in neat and timely manner.
