Project Manager

Job Description Bluewater Plumbing & Heating, Inc. is an established NYC commercial plumbing contractor seeking an experienced Project Manager to oversee multiple active commercial projects from contract award through closeout. This is a high-impact role reporting directly to ownership. You will have full financial and operational responsibility for assigned projects. We are not looking for a paper pusher. We are looking for a results-driven commercial PM who understands margin, manpower, and execution. Position Overview You will manage $5 MM in active commercial plumbing projects and be responsible for: Financial performance (gross margin protection) Labor tracking and manpower planning Change order pricing and capture Schedule coordination with GCs Billing preparation and AR coordination Forecasting cost-to-complete weekly This role directly impacts company profitability. Responsibilities Manage projects from kickoff through final completion Track labor vs. budget weekly Forecast final job cost and margin Submit and track change orders within 72 hours of scope change Coordinate with General Contractors and site supers Lead weekly production meetings Monitor inspections, permits, and compliance Prepare monthly billing requisitions Present weekly project dashboard to Director of PM Required Experience 5+ years commercial construction project management Plumbing or MEP experience strongly preferred Experience managing multiple concurrent projects Strong understanding of job costing and forecasting Ability to manage $5M+ annual volume Proficiency in Excel and project management software Experience working with NYC GCs Ideal Candidate Financially disciplined Organized and detail-oriented Comfortable managing field teams Proactive problem solver Strong communicator Calm under pressure Understands labor productivity metrics Compensation Base Salary: $85,000-$115,000 (based on experience) Performance Bonus: 15–25% tied to margin and KPI targets Growth opportunity into Senior PM role, Director of Operations Stable pipeline of commercial work Bonus structure aligned with: Gross margin performance Change order capture rate Labor variance control On-time project completion Why Join Us Direct access to ownership Opportunity to build systems and process Clear path for advancement Growing commercial portfolio Performance-based upside Company Description We are a very busy & growing company with a great staff.
