Manager, Asset Management & Capital Markets in Rockville

The Asset Management & Capital Markets professional is responsible for driving the financial performance and strategic value of a real estate portfolio from acquisition through disposition by executing asset-level business plans, optimizing revenue and expenses, and overseeing capital improvements. This role manages budgeting, forecasting, and performance tracking against key metrics, while coordinating with property management, investment, and ownership stakeholders to ensure alignment with portfolio objectives. In partnership with capital markets, the position supports financing activities including debt placement, refinancing, and capital structuring, while analyzing market conditions to inform strategy. The role also contributes to acquisition underwriting, investor reporting and ESG initiatives, while mentoring junior team members and ensuring disciplined execution across all assets. Essential Duties and Responsibilities Asset Management Own the asset-level business plan for each property in the portfolio from financial close through disposition. Drive NOI growth through revenue optimization, expense discipline, and capital strategy. Develop and present annual business plans, operating budgets, and capital plans. Re-forecast property and portfolio performance on a quarterly basis with documented variance analysis and corrective actions. Establish and track asset-level KPIs, including occupancy, retention, rent growth, RevPAU, expense ratios, and NOI margin. Manage property tax strategy, including assessment review, appeals, abatement maintenance, and PILOT compliance. Benchmark portfolio performance against peer sets, industry indices, and prior underwriting assumptions. Mentor and develop analysts and associates on the asset management team. Own all deliverables, decisions, and stakeholder coordination required to execute the asset business plan. Lead financing strategy in partnership with capital markets, including debt placement, refinancings, loan modifications, defeasance, and active management of debt maturities across the portfolio. Support the investments team on acquisition underwriting and due diligence, validating assumptions and integrating newly acquired assets into the asset management platform. Oversee third-party and in-house property management performance, including service contracts, vendor procurement, operating standards, and capital reserve adequacy. Prepare and deliver investor and ownership reporting packages, ensuring accuracy, timeliness, and alignment with fund-level and portfolio objectives. Advance ESG and sustainability initiatives, including energy efficiency, utility benchmarking, and green-certification strategies that enhance asset value and reduce operating risk. Capital Markets Assist in developing and executing financing strategies, including debt placement, refinancing, loan modifications, and Manage refinancing pipeline and proactively identify opportunities to optimize debt maturities and costs. Conduct capital stack analysis and recapitalization studies to optimize financial returns and structure. Analyze the cost of capital across different funding sources and recommend an optimal financing mix for new acquisitions. Structure and execute 1031 exchanges and other tax‑efficient investment vehicles. Coordinate with treasury on interest rate hedging strategy and execution across the portfolio. Evaluate and execute alternative financing structures, including equity, mezzanine debt, and sale‑leaseback transactions. Analyze market conditions, interest rate environments, and lending landscape to inform capital strategy and timing decisions. Knowledge, Skills, and Abilities necessary to perform essential functions Bachelor's degree in real estate, finance, economics, or a related field; MSRE or relevant graduate degree is a plus. Five to ten years of commercial real estate experience is required. Strong analytical and problem‑solving skills. Proficient written and verbal communication skills. Excellent understanding of Microsoft Excel and the Microsoft Product Suite. Argus and Yardi experience. Strong attention to detail. Ability to work independently and as part of a team. Fluency in using AI to assist in work flow efficiencies. Work Environment This role operates in a professional office environment with a mix of independent and collaborative work, requiring frequent interaction with internal teams, senior leadership, external partners, lenders, and investors. The position involves a balance of strategic planning and hands‑on financial analysis, with regular use of technology and data systems to support decision‑making. The work setting is fast‑paced and deadline‑driven, requiring the ability to manage multiple priorities while maintaining accuracy and professionalism. Periodic travel to property sites, industry meetings, and partner engagements may be required, along with flexibility to respond to evolving business needs and market conditions. Job Demands A minimum of 40 hours per week is required Monday through Friday on site at Lerner’s HQ in Rockville, MD. This position is primarily sedentary and performed in an office environment, requiring prolonged periods of sitting, standing, and working at a computer while using standard office equipment. The role requires the ability to communicate effectively, both verbally and in writing, and to routinely analyze detailed information. The employee must be able to move about the office and travel to property sites or meetings as needed, which includes the ability to walk, stand, sit, stoop, bend, and reach above and below as part of normal job functions.
