Asset Manager Full Time Regular Seattle, WA, US Salary Range: $90,000.00 To $99,000.00 Annually Asset Manager LOCATION: LIHI Main Office - Seattle REPORTS TO: Executive Director HOURS: 40 hours per week Monday-Friday 8:00AM-4:30PM PAY RANGE: $90,000-99,000 annually POSITION TYPE: Exempt, non-union position. Asset Manager Duties and Responsibilities The asset manager works with housing management, maintenance, and facilities staff to ensure that LIHI’s physical assets are well maintained, and works to maximize social and financial returns for the portfolio. Specific Duties Work with site and facilities staff to address emerging major maintenance concerns. Work together to develop a routine preventative maintenance schedule and log for each property, to assist with regular scheduled maintenance and planning for larger scale repairs. Ensure portfolio meets owner physical quality standard, and ensure long-term physical health of the portfolio. Plan for capital improvement projects, including budgeting. Identify funding, work with site and/or development staff in securing bids, selecting contractor(s) to complete the work, managing the project and budget, and documenting the work completed. Work with facilities staff on crisis-level responses for emergencies such as fire or flood. Work with LIHI compliance and site staff to understand issues facing properties; work with housing management and finance staff to ensure that obligations are met and regulations are adhered to. Conduct site inspections with housing management staff and ensure compliance of physical inspections, which includes risk management and Labor and Industries protocol is met. Work with site and finance staff to monitor repairs and support insurance claim process when property damage or liability claims occur. Provide regular reports to senior management on asset management activities. Develop or maintain asset management plans and capital needs assessments (CNAs) for properties. Communicate regularly with site staff to ensure that CNA documentation reflects any new work or equipment installed onsite. Participate in the budget process for all properties. Participate in property workouts. Work with development staff during design phase of new buildings to align design with LIHI’s asset management goals. Assist with development to housing management pass down process upon completion of new properties. Monitor energy usage of properties, identify resources for energy audits and retrofits, and work with property staff to maximize savings to the agency. Track energy performance and complete required reports for benchmarking. Monitor cash flow from the properties, plan for adequate cash available for emergencies, track accumulated reserves. Manage leasing of commercial spaces, commercial market studies, and lease expiration tracking and hiring a third party broker when necessary. Responsible for detailed reporting and documenting all incidents and maintenance needs and operational issues in writing through the assigned platform/system, in a timely fashion (within 24 or 48 hours for non-emergent issues). Foster a clean and safe environment. Engage with assigned training and comply with training deadlines. Utilize Personal Protective Equipment (PPE) and follow PPE protocols. Other duties as assigned. Minimum Qualifications Minimum of 5 years of asset management experience, or in a related field. Demonstrated knowledge of fair housing, real estate finance, property management, and real estate development. Excellent writer and verbal communicator, and able to effectively communicate in English. Self-motivated with effective interpersonal and collaborative working style. Excellent organizational skills and ability to prioritize work and meet deadlines. Ability to comprehend and use informational documents including budgets, financial reports, occupancy reports, bids, contracts, HUD and tax credit manuals, industry publications, legal documents, and meeting minutes. Ability to stay informed of changes in policy, methods, operations, etc. as they apply to property and asset management operations and activities. Ability to work with and sensitivity to a diverse, low-income, multi-ethnic population. Sound judgment, excellent analytical and problem-solving skills. Preferred Qualifications Bachelor’s degree Knowledge of MS Excel, Word, and Outlook required. Knowledge of property management or accounting software. Must pass motor vehicle/driving record checks Must have regular access to a reliable vehicle. Mileage is provided for travel between sites during shift Able to walk properties with stairs, hills and other terrain. Ability to lift 50 lbs and able to navigate construction sites while wearing appropriate equipment such as hard hat and boots.
