Facilities Operations Specialist

The position is located in the Architect of the Capitol (AOC), Office of the Chief of Operations, Superintendent, House Office Buildings, Assistant Superintendent, Tenant Services Division, Tenant Projects Branch. The incumbent serves as a Facilities Operations Specialist responsible for the identification and management of maintenance tasks required in the House Office Buildings. Schedules trades, craft and labor tasks for construction, renovation and installation projects. You must meet the United States Office of Personnel Management's (OPM) qualification requirements (including specialized experience and/or educational requirements) for the advertised position. Specialized experience Specialized experience is experience that has equipped you with the particular knowledge, skills and abilities to perform successfully the duties of the position, and that is typically in or related to the position to be filled. To be creditable, specialized experience must have been equivalent to at least the next lower grade level. GS-11 qualifications To qualify at the GS-11 level, your resume must clearly demonstrate that you have one full year (52 weeks) of specialized experience comparable in difficulty and responsibility to at least the GS-09 level in the federal service. Examples of qualifying experience include the following types of tasks performed on a regular and recurring basis: Conducting inspections of construction and renovation work; Formulating plans for the most efficient use of staff resources, and Monitoring project funding levels and reporting status OR; Have a Ph.D. or equivalent doctoral degree or at least 3 full years of progressively higher level graduate education leading to such a degree or an LL.M. To be qualifying, the higher-level graduate education must be in a major field of study with course work directly related to the work of this position. OR Have an equivalent combination of the above specialized experience and higher level graduate education that meets 100% of the qualification requirements for this position. GS-12 qualifications To qualify at the GS-12 level, your resume must clearly demonstrate that you have one full year (52 weeks) of specialized experience comparable in difficulty and responsibility to at least the GS-11 level in the federal service. Examples of qualifying experience include the following types of tasks performed on a regular and recurring basis: Managing a maintenance program for building complexes and/or other special-purpose installations, including planning maintenance activities, developing preventive maintenance programs, and/or budget planning; Conducting surveillance activities over construction and maintenance operations performed by a variety of private contractors, including reviewing project plans and specifications for workability, and Assisting in managing and directing contract administration activities to include monitoring contractor activities through personal contact and/or review of performance data to ensure compliance with technical, financial and delivery requirements of the contract. GS-13 qualifications To qualify at the GS-13 level, your resume must clearly demonstrate that you have one full year (52 weeks) of specialized experience comparable in difficulty and responsibility to at least the GS-12 level in the federal service. Examples of qualifying experience include the following types of tasks performed on a regular and recurring basis: Serving as an advisor for all issues related to facilities management, operations and maintenance, reliability-centered maintenance, continuous commissioning, utilities management and/or quality assurance and maintenance contract compliance; Developing surveillance techniques and/or procedures to use in inspecting the work performed by contractors to determine efficiency, effectiveness, reliability, quality and timeliness factors, and Serving as Contracting Officer's Representative (COR) or equivalent. #J-18808-Ljbffr
