Property Accounting

• Manage the accounting functions for an assigned portfolio of apartment communities.
• Maintain accurate general ledger accounts.
• Prepare and post journal entries.
• Perform monthly bank reconciliations.
• Reconcile operating, trust, reserve, and security deposit accounts.
• Review resident ledgers for accuracy.
• Process rent adjustments, charge corrections, and account reconciliations.
• Prepare owner financial statements and supporting schedules.
• Assist with month-end and year-end closing procedures.
• Monitor cash receipts and disbursements.

Accounts Payable

• Review invoices for accuracy and proper coding.
• Process vendor invoices in a timely manner.
• Ensure invoices have proper approvals before payment.
• Assist with weekly check runs and ACH payments.
• Maintain vendor files, W-9s, and payment records.

Accounts Receivable

• Review rent postings and payment batches.
• Assist with delinquency reporting.
• Reconcile tenant accounts.
• Process NSF checks, payment reversals, and ledger corrections.
• Assist with payment plan tracking and collections reporting.

Financial Reporting

• Prepare monthly financial reports for assigned properties.
• Analyze income and expense variances.
• Review budget-to-actual reports.
• Assist in preparing annual operating budgets.
• Provide financial information to ownership and management upon request.

Compliance

• Ensure compliance with company accounting policies and procedures.
• Maintain confidentiality of all financial, resident, employee, and company information.
• Assist with internal and external audits.
• Ensure trust accounting and security deposit accounting are maintained accurately.

Administrative Duties

• Maintain organized financial records and documentation.
• Assist with special accounting projects.
• Respond to accounting inquiries from property managers and ownership.
• Communicate professionally with vendors, property staff, and corporate employees.

Qualifications

Required

• Associate's or Bachelor's Degree in Accounting, Finance, or related field (preferred).
• Minimum of 2–3 years of property management accounting experience.
• Experience with general ledger accounting and bank reconciliations.
• Strong understanding of accounting principles.
• Excellent organizational and analytical skills.
• Strong communication and customer service skills.
• Ability to manage multiple priorities and meet deadlines.

Preferred

• Experience with AppFolio Property Manager .
• Experience with affordable housing programs (HUD, LIHTC, or Section 8).
• Intermediate to advanced Microsoft Excel skills.
