We care about our employees and their families and believe in work/life balance as an important aspect of our employees' overall well-being.A Day in The Life of a Maintenance Technician IIAs a Maintenance Technician II, you execute a wide range of routine and preventative tasks involved with basic property maintenance such as interior and exterior painting, replacing lightbulbs, checking emergency lighting, and replacing filters. You also quickly respond to resident requests to repair entry gates/doors, sheetrock, electrical, plumbing, and appliances.As you complete property maintenance, you always provide exceptional customer service. And you take pride in preparing apartments for new tenants. Each shift brings a combination of daily checklists, occasional tasks, and unexpected surprises. You love that you are never bored! If so, you may be perfect for this position!Essential Functions:Performs HVAC repairs.Performs routine and preventative maintenance to the property.Interior and exterior paintingRepairs such as sheetrock, electrical, plumbing, appliancesReplace light bulbs and check emergency lightingCheck and repair entry gates/doors as neededCompletes assigned work orders in a timely and professional manner.Completes all make-ready maintenance to The Martino Group standards.Touch-up paintReplaces light bulbs as neededChecks all appliances are functioning properlyCompletes the TMG Makeready ChecklistMaintains property equipment.Replaces filtersRepairs or replaces appliancesAdheres to the Company's safety program, policies and procedures.Completes 2 TMG University or other assigned trainings per quarterParticipates in the Company's training classes, as required.Competencies:Technical CapacityEthical ConductCommunication ProficiencyResults DrivenInitiativeProblem Solving/AnalysisStress Management/ComposureSupervisory Responsibility:This position has no supervisory responsibilities.Work Environment:While performing the duties of this job, the employee is frequently exposed to outside weather conditions, and may be exposed to paint fumes and other fumes such as from cleaning supplies. The noise level in the work environment can be loud.Position Type/Expected Hours of Work:This is a full-time position, 40 hours or more per week. Duties, responsibilities, and activities may change at any time with or without notice.Requirements:Required Education and Experience:EPA universal license4+ years of basic property/general facility maintenance experienceKnowledge in all areas of property maintenance including plumbing, electrical, mechanical, and pool maintenancePreferred Education and Experience:Prior painting experiencePrior experience as a single- or multi-family maintenance experienceAdditional Eligibility Qualifications:Satisfactory results from a drug screen, background, and MVR check.Must have Fair Housing certification or be able to obtain the certification within 48 hours of hire.Must have a valid driver's licenseMust have reliable transportation (a pickup truck or SUV to haul equipment)Must maintain the minimum amount of insurance required by Company policy.Be able to work with minimal supervision.Deadline and detailed oriented.Ability to deal well with people.Own basic hand tools, such as a hammer, screwdrivers, power drill, etc.Physical Requirements:The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.This position is very active and requires standing, walking, bending, kneeling, stooping crouching, squatting, crawling, climbing, and going up and down stairs all day.Regularly required to talk and hear.Able to read, write, and speak English.Specific vision abilities required by this job includes close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.Must be able to lift and/or move items up to 80 pounds without assistance.Are you ready to join our team?
